I mean, you’re barely ten minutes from Terricciola’s town center, but tucked away on Via Pieve De’ Pitti, it feels like you’ve stumbled onto some well-kept local secret. The building itself has that weathered Tuscan charm – not the Instagram-perfect kind, but the real deal where the stones actually tell stories. When I pulled up (parking’s right there, no circling around like a vulture), I could hear nothing but cicadas and the distant hum of someone’s Vespa puttering through the hills. The woman at check-in was genuinely warm, not that practiced hotel smile – she actually remembered my name the next morning, which honestly doesn’t happen much at four-star places.
What really got me was how the place sits in the landscape. From my room’s window, I could see straight across the rolling hills toward Volterra – you know, that medieval city perched on the ridge that looks like it might tumble into the valley any second. The villa grounds aren’t manicured within an inch of their life; there’s this lived-in quality where lavender bushes grow a bit wild and the gravel paths have that satisfying crunch underfoot. Breakfast happens on a terrace that catches the morning light just right, and I found myself lingering way longer than usual because the view kept shifting as the mist lifted off the vineyards. The food was solidly local – proper pecorino, bread that actually had substance, and coffee that didn’t taste like it came from a machine (though I suspect it did, just a really good one). The pool area gets busy around 2 PM when families arrive, but early morning or late afternoon? You’ll have it to yourself, with nothing but the sound of water and maybe a dog barking somewhere in the distance.
Here’s the thing about staying in this part of Tuscany – you’re not in tourist central, which means you actually get to experience how people live here. The nearest grocery store is a quick drive into Terricciola, where the butcher still knows everyone’s name and the wine shop owner will talk your ear off about local vintages if you let him. Villa Pieve De’ Pitti sits right in the sweet spot where you can day-trip to the famous places (Volterra, San Gimignano, even Pisa if you’re feeling ambitious) but come home to something that feels authentic rather than manufactured. The rooms are comfortable without being fancy – good beds, decent water pressure, and that particular Italian approach to air conditioning that keeps things pleasant without feeling like you’re in a refrigerator. Is it perfect? Well, the WiFi gets spotty in the evenings, and if you’re looking for a scene, you won’t find it here. But sometimes that’s exactly what you need – a place that lets Tuscany be Tuscany without trying too hard.

What could be improved: Could have done with milk for the room to make a cup of tea.
We also didn’t know you could request an egg at breakfast.
What could be improved: There’s a Rocky road up to it approx 2 km but when u get used to it it’s fine u just need to be careful if in a smaller hire car.
What could be improved: Only thing would be a coffee maker in our room.
What could be improved: The sign to the Villa is easily visible from the road however if arriving at night and after taking the turn the road soon turns into a fairly rough track with no further signs. The Villa is a fair distance up the track with multiple properties along it..
At night it might be useful to have additional signage along the track to assist in locating the Villa if arriving after dark.
What could be improved: there’s quite a walk to do from the parking area and stairs to reach the rooms. The property is furnished in vintage style but some of the features are just too old (for example the tv in the bedroom). Soft mattress. Quite simple breakfast.
What could be improved: The fan was doable since the temperature was too hot. In the first night we opened the windows to cool the room down but we forgot the mosquitoes so that night was a nightmare for my wife who has extreme reaction with mosquito bites. Maybe fly screen would help it.
What could be improved: The food portions may seem two small, but it is just manner of taste. Afterall, it just makes you to finish before you regret eating too much.
