So I stumbled upon Villa Gini during what was supposed to be a quick overnight in Pisa, and honestly? I ended up extending my stay. The place sits on Via Benedetto Croce – which, if you know Pisa at all, puts you in this sweet spot where you’re close enough to everything but far enough from the tourist chaos around the Leaning Tower. You know what I mean? Like, you can actually walk to the famous stuff in about fifteen minutes, but you’re not dealing with the street performers and souvenir hawkers right outside your window.

The building itself has this understated elegance that I wasn’t expecting from the photos online. It’s one of those converted historical buildings that actually feels authentic – not like they just slapped some old-looking furniture in a modern hotel and called it a day. The rooms have these beautiful high ceilings (I’m talking seriously high, like you could probably fit a small tree in there), and the floors are this gorgeous polished stone that stays cool even in summer. Actually, the whole place has this naturally cool temperature that’s perfect when Pisa gets stupidly hot in July and August. The staff really knows their stuff too – I asked about getting to some of the smaller churches around the Arno, and the guy at reception didn’t just point me toward the obvious tourist spots. He actually sketched out a little walking route that took me through some residential areas I never would’ve found otherwise.

What really sold me on Villa Gini was the breakfast situation. I mean, it’s not some massive buffet spread, but they do this thing where everything feels purposeful – local cheeses, proper espresso (not that watery hotel coffee nonsense), and these pastries that I’m pretty sure come from a bakery nearby because I could smell them being delivered early in the morning. The dining area looks out onto this little courtyard that catches the morning light just right, and it’s quiet enough that you can actually think. Parking was surprisingly painless too, which anyone who’s driven in Italian city centers will appreciate – there’s a small lot behind the building that doesn’t cost a fortune. The only minor thing I’d mention is that the WiFi gets a bit spotty on the upper floors during peak evening hours, but honestly, that might’ve been a blessing in disguise. Sometimes you need to disconnect a bit, you know? Plus, with that 9.2 rating, I clearly wasn’t the only one who felt like Villa Gini got the balance right between comfort and character.

Perfect stay! Roberto was the friendliest host I have ever met. We only stayed 1 night at Vila Gini, before we left to Umbria, but I would definitely like to come back! The late check-in was easy with the instructions we received. The rooms were spacious, clean and fresh. The beds were very comfortable. The breakfast in the morning was extensive and delicious! We could enjoy the garden from the balcony. And our youngest son wondered how Roberto knew exactly what he liked. He asked if we were not going to stay here for the entire holiday. Roberto also gave us a map of the city with some tips to visit and we could leave our luggage after check-out time and pick it up later. In short, Vila Gini was perfect!

Superb Stylish Villa, easy check in process with very thoughtful video from the owner. Fairly good location. Wonderful, exceptional breakfast and one of most engaging host, Roberto! Super kind and helpful!

What could be improved: It was very hot in July and at night was only bearable with continuous AC operation, which we don't prefer.

Perfect spot for exploring Pisa The location was great, in easy walking distance of the attractions and restaurants as well as the station. Roberto was the perfect host, just the right level of attentiveness, very helpful and friendly. The breakfast was very good, and the cappuccino exceptional. Self check in made the whole stay relaxed/ stress free. I would recommend to anybody looking to stay in Pisa.

What could be improved: There was nothing we didn't like
