Twenty Via Roma puts you right in the heart of Volterra’s historic center, but honestly, it’s the kind of spot where you can actually walk everywhere without feeling like you’re constantly hiking uphill (which, if you’ve been to other Tuscan hill towns, you’ll appreciate). The building itself has that weathered stone look that screams authentic Italy, not some touristy recreation.
The rooftop suite is where things get interesting. I mean, the 9.6 rating isn’t just hype – this place delivers on the details that actually matter. The terrace gives you those sweeping views over the Tuscan countryside that you see in movies, but what I really loved was how quiet it gets in the evenings. You’re close enough to the main piazza to hear a bit of the dinner crowd, but it fades to this peaceful hum by around 10 PM. The suite itself feels genuinely lived-in rather than sterile – there’s character in the exposed beams and the way the afternoon light filters through those old windows. Storage space is actually decent too, which sounds boring but trust me, after living out of a suitcase for a few days, you’ll care.
What really sets this apart is how walkable everything is from here. The Palazzo dei Priori is literally a two-minute stroll, and you can wander over to the Roman Theatre ruins without breaking a sweat. But here’s the insider bit – the best gelato in town (at least in my opinion) is about thirty seconds away at this tiny place that doesn’t even have a proper sign. The host mentioned it during check-in, which was refreshingly personal rather than the usual scripted welcome. Parking can be a bit tricky in the old center, but they’ll sort you out with directions to the closest spot that won’t cost you a fortune. One small thing – the stairs up to the rooftop are a bit steep, so if you’re traveling with heavy luggage, just be prepared for a mini workout. But honestly, once you’re up there with a glass of wine watching the sunset over the hills, you’ll forget all about it.

What could be improved: Some small issues. We were surprised the kitchen cabinets were all empty but discovered all the dishes, cookware etc are in the large antique armoire at the foot of the stairs. Don’t know why they are there instead of in the kitchen . The hot water heater was turned off and a little difficult to find the switch that turns it on. It’s near the floor. The communication is generally really good but some of the links in the email sent to me are broken. They were still cleaning when we arrived at 6:30 pm

What could be improved: We booked for 6 and would be more welcoming if extra beds were set up. There was a 50 Euros charged for linens. It would be better if this was upfront so we could know the total cost of stay when we book. There are steps inside the apartment.
