San Vincenzo, ItalyLook, I’ve stayed at a lot of places along the Tuscan coast, and Residence Villa Piani honestly caught me off guard – in the best way possible. When you first pull up to Via Corso Italia 44, you’re basically in the heart of San Vincenzo, which means you can actually walk to everything that matters. I mean, the beach is literally a five-minute stroll, and all those little trattorias and gelaterias are right there. But here’s the thing – despite being so central, it doesn’t feel touristy or crowded. The building itself has this understated elegance that screams “local charm” rather than “resort hotel.”
What really sets this place apart is how it feels more like staying at a well-appointed residence (hence the name, I guess) than a typical hotel. The rooms are spacious – and I mean actually spacious, not European-hotel-pretending-to-be-spacious. You get proper living areas, and the kitchenettes are functional enough that you can grab fresh ingredients from the morning market near Piazza della Vittoria and actually cook something decent. The staff knows their stuff too; they’ll tell you which beaches the locals prefer (hint: it’s not always the main one everyone flocks to) and where to find the best focaccia in town – there’s this little place about three blocks down that most visitors completely miss.
The whole experience feels refreshingly authentic, you know? During the evening passeggiata, when locals are out doing their traditional stroll, you’re perfectly positioned to join in rather than watching from some distant resort. Parking can be a bit tricky during peak summer months – honestly, most places in San Vincenzo have this issue – but the staff actually helped me figure out the best spots nearby. The 9-star rating makes total sense once you’re there; it’s not flashy or trying too hard, but everything just works smoothly. The breakfast situation is solid (proper Italian coffee, obviously), and the whole place has this relaxed vibe that makes you want to extend your stay. If you’re looking for that sweet spot between convenience and authenticity along this stretch of coast, this is it.

Walking distance to the center of town and supermarket. Lots of good restaurants around.
We had a side apartment with a small outdoor area, but I will try to get a sea front one next time.
What could be improved: The staff was kind but strict and not particularly friendly.

What could be improved: Crazy rules and regulations regime. When you arrive you have to sign multiple contracts (!) covering house rules, apartment rules, pool rules etc and give card details or cash for €300 deposit. You cannot put your wet towels on your patio to dry - there is a designated drying area with timed access; you must not go in the pool for 3 hours after eating; you must take any rubbish to the communal bins every day ( out thru the security gates, over the road, across the grass, under the railway bridge, up the small hill, turn right… not recommended in the dark); and so on, waaaayyyy too many rules to list here. It creates an oppressive atmosphere not really conducive to a carefree holiday. Shame as the place is fine. As mentioned by other reviewers beach is poor.
What could be improved: Italy is noisy during the weekends so keep that in mind picking room on the road side. If you want to use the terrace and have great view over the sea pick the one closer to the sea. The sea itself is a bit rough but you have a great pool instead so nothing to complain
