I wasn’t expecting much when I first pulled up to Le Residenze di Santa Costanza on Via 8 Marzo – honestly, the name’s a bit of a mouthful and the street doesn’t look like much from the outside. But this place actually surprised me in the best way. It’s one of those converted residences that feels more like staying in someone’s really nice Italian home than a typical hotel, which makes sense given the name. The Mirto and Corbezzolo units (named after Mediterranean plants, if you’re curious) have this authentic Tuscan coast vibe that you just can’t fake. I mean, you’re literally a five-minute walk from San Vincenzo’s main beach, and not the touristy part either – you can actually hear the waves from some of the rooms if you open the windows at night.
What really won me over was how the staff treats you like family without being overwhelming about it. Check-in was this relaxed affair where the owner’s daughter (I think?) gave me the lowdown on which beaches the locals prefer and where to get the best focaccia in town – turns out there’s this little bakery two streets over that opens at 6 AM and sells out by noon. The rooms themselves are spacious in that Italian way where everything feels lived-in and comfortable rather than sterile. My unit had these gorgeous terracotta floors that stayed cool even in August, and the kitchen was actually functional (not just for show like in so many places). The shower pressure was solid, which honestly can be hit or miss in older Italian buildings, and there’s proper air conditioning that doesn’t sound like a jet engine. Parking was easier than expected too – they’ve got a small lot behind the building, though you’ll want to reserve a spot if you’re coming in summer.
The 8.1 rating feels about right – it’s not luxury resort territory, but it’s exactly what you want from a proper Italian coastal stay. San Vincenzo isn’t overrun with tourists like some places further north, so you get that authentic seaside town feel where the restaurants are still cooking for locals, not just visitors. The beach here is actually really nice – proper sand, not those rocky stretches you find elsewhere along this coast. I’d definitely come back, especially in shoulder season when the weather’s still warm but the crowds thin out. Just don’t expect room service or a concierge desk – this is the kind of place where you grab your own towels and the charm is in figuring things out as you go.

What could be improved: Die Anlage liegt in der Nähe einer Eisenbahnstrecke, dien Nächtlichen Eisenbahnverkehr hört man . Wer Lärmempfindlich ist, sollte das Fenster in der Nacht schließen.
What could be improved: I didn't like that in the comfort room we did not have a hairdryer, which is a necessity at the seaside. Also, the stovetop was completely rusty, even though it worked properly.

What could be improved: Not allowed entry pool without swimming cap is annoying. Especially in hot summer. Location is bit far from centre (15 mins walk)

There is a perfectly OK COOP shop close to the apartment. The apartment is a little bit outside the city center, but still within reach. The area seemed safe and is all in all highly recommendable for families.
What could be improved: The air condition in the living room was broke. I reported immediately that, after having checked the AC's manual and put on and off the fuse. Two days later, the nice caretaker did the same procedure as me, to turn off and on the fuse. He concluded that they needed a technician. OK, that was exactly what I told the reception two days ago.
I went down to the reception after a couple of days, to check the progress. No one were at the reception, and I opened the door to the office behind the reception. Two women where sitting inside. "Are You hired here?" one of them yelled. "No", I said. "Then you are not allowed to be here!", she said. "OK, then one of You have to enter the reception" I replied :-)
It was eventually fixed, and we had AC in the living room for the last day of our stay.
The day before we left, I agreed early check out with the reception at 07:00 AM. But no one were in the reception when we left, and I just left the keys at the desk in the reception.
