The property sits on Via di Canapaia, which sounds fancy but it’s really just this quiet country road lined with cypress trees and the occasional farm truck rumbling by in the morning. The whole setup feels like someone’s wealthy Italian uncle decided to turn his estate into a hotel, and honestly, that might not be far from the truth.

What really got me was how they’ve managed to keep that authentic Tuscan vibe without making you feel like you’re roughing it. The rooms are in these restored stone buildings that probably date back centuries, but they’ve got proper air conditioning (thank god, because August in Tuscany is no joke) and the kind of bathrooms where you actually want to spend time getting ready. The staff – mostly locals who’ve been working there for years – seem genuinely happy to see you, not just going through the motions. They’ll remember your name by day two and actually give you decent restaurant recommendations in nearby Cascina, which is about a fifteen-minute drive and has this incredible little trattoria that tourists never find.

The grounds are where this place really shines though. There’s this pool area that feels like it was carved right into the hillside, surrounded by olive trees and lavender that smells incredible in the evening. You can actually hear the church bells from the village drifting over in the afternoon – it’s almost too perfect, except it’s completely real. Parking’s easy (always a relief in Italy), and they’ve got this covered area where you can leave your car without worrying about the sun turning it into an oven. The only minor thing I’d mention is that you definitely need a car to stay here – it’s not walkable to anything except countryside, but honestly, that’s kind of the point. You’re here to disconnect and soak up that rolling hills scenery that makes Tuscany famous. The 9.5 rating makes total sense when you experience it firsthand – it’s one of those places that manages to feel both luxurious and completely unpretentious at the same time.
