The smell of jasmine mixed with that particular Italian morning coffee aroma that somehow manages to drift from every kitchen window in the neighborhood. This place sits on Via Don Camillo Mostardi in a part of Tuscany that honestly feels like locals still outnumber tourists three to one – which, trust me, is getting harder to find these days.
The hotel itself is one of those converted villas that actually works, if you know what I mean. Some places try too hard to be boutique-y, but Casa del Colle just… is. The rooms have this lived-in elegance – think family heirloom furniture mixed with modern bathrooms that actually have decent water pressure (I’m looking at you, every other 4-star place I’ve stayed in rural Italy). The 8.6 rating makes sense once you settle in. It’s not flashy, but everything works the way it should, and the staff genuinely seems to care about whether you find that little enoteca down the hill or figure out the bus schedule to Volterra.
What really got me was how the place connects to the area around it. The owner – this wonderfully chatty woman named Giulia – actually grew up in the village and knows everyone. She’ll tell you which morning market has the best porchetta (Tuesday’s, apparently), or how to time your evening walk to catch the church bells at sunset. The terrace overlooks these rolling hills that change color throughout the day, and honestly, I spent way too many mornings out there with espresso just watching the light shift. Parking’s easy enough – there’s a small lot behind the building, though you might want to brush up on your parallel parking skills. The rooms facing the courtyard are quieter if you’re sensitive to the occasional Vespa puttering by, but I actually loved the gentle hum of village life from the street-side windows. One thing though – if you’re here in August, book dinner reservations early because half the good restaurants in the area close for vacation, and Giulia will absolutely help you navigate that local quirk. The breakfast spread is simple but uses ingredients from farms you can literally see from your window, which somehow makes that morning cappuccino taste even better.

What could be improved: 1.Extra cost for the late check-in ,after 9pm -30 €,it’s not mentioned anywhere in the rules
2.Bed frames separately from the main bed is uncomfortable and traumatic;
3.fans are terribly dirty;
4.the agreement with the owners of the apartments about the accessibility to the pool in the partner hotel is not true! half an hour before arrival, we warned the hosts about our visit, upon arrival at the place, everything was closed, calls and SMS were ignored! This is outrageous, the hosts do not respect their guests ,especially in relation to a family with a small child!

The host, Mateo, is quite friendly and helpful.
What could be improved: Pool is not near the flat, but rather in the partner hotel.
It turned out that street is quite noisy in the night and very early morning. Because this time of year is very hot - we had to keep windows open.
