This place sits on Via Montelupo, which honestly doesn’t sound like much until you realize you’re basically perched on a hill overlooking some of the most gorgeous Tuscan countryside you’ll ever see. It’s about twenty minutes from Florence if you’re driving – and trust me, you’ll want to rent a car because while the location is stunning, it’s not exactly walking distance to anything except vineyards and olive groves. Which, honestly, might be exactly what you’re looking for.
The property itself feels like staying at your sophisticated Italian aunt’s country estate, assuming your aunt has excellent taste in restoration work. They’ve kept all the original stone walls and terracotta floors but added modern touches that actually work – I mean, the Wi-Fi was solid throughout, and the shower pressure was surprisingly good for a converted farmhouse. The rooms vary quite a bit since it’s an old building, so if you’re particular about having a view of the valley versus the internal courtyard, definitely mention it when booking. I stayed in one of the suites facing west, and watching the sunset paint the hills golden while sipping wine from their own vineyard was… well, it’s the kind of moment that makes you understand why people fall in love with Tuscany. The breakfast spread is what you’d hope for – fresh pastries, local honey, really good coffee – though it gets pretty busy between 8:30 and 9:30 when tour groups sometimes stop by.
What makes this place special isn’t just the setting (though that 8.4 rating makes sense when you’re watching hot air balloons drift over the Chianti hills from your balcony). It’s that they’ve managed to feel authentically Tuscan without being touristy. The staff knows the area inside and out – they pointed me toward a tiny trattoria in Montespertoli that I never would have found otherwise, and suggested the perfect timing for visiting San Gimignano before the crowds hit. The pool area gets lovely afternoon sun, and it’s quiet enough that you can actually hear the church bells from the village below. Just keep in mind that if you’re here during harvest season in September, you’ll hear the tractors early in the morning, but honestly, it adds to the whole authentic farm experience. The price point reflects the four-star rating, but for what you get – the location, the restored historic building, the on-site wine tasting – it feels fair for this part of Tuscany.

What could be improved: No breakfast !
What could be improved: We had two minor issues. The AC in one of the bedrooms (each room has a unit which is terrific) would not work. We were told it would be fixed, but it wasn't. We let them know it was still not working when we departed and so hopefully it will be fixed before another visitor rents the room. The second issue was more difficult. There are two bathrooms. In one, the shower is so narrow, and average size male cannot fit into it. The other one is a bathtub, which is also quite narrow. It has a shower head, but no curtain - so it's not possible to shower in it. Both options are not very good for grown men.

What could be improved: when i booked I didn't realise the appartment would be so far from the main building where the pool was. Even if it was late in the season they kept the pool open for us.

What could be improved: It is very remote and the “rustic” decor was simply really old and really uncomfortable. We had a three bedroom apartment that looked like an attic conversion. We had to drag all of our luggage, groceries, etc up a steep, narrow staircase. There was a lot of space but also a lot of space to heat, and the heat had not been turned on for our arrival which was a cold week the first of May. There were no other guests and everyone who worked there had left. We arrived later than we had planned due to unforeseen travel issues, but we were still there by 5:30 pm, so not an overly late time and well within the hours advertised for arrivals. It was very unwelcoming to arrive to a cold, dark cavern like apartment. While we had two bathrooms, only one had a shower and that shower was so small, you couldn’t turn around in it. The bedding and towels were clean, but a cloud of dust rose from the couch when we sat on it. My rough wicker chairs tore a hole in a new pair of pants, there were dead bugs in the utensil drawers, and we couldn’t get the small windows open to let in air and light. Then there was NO internet as advertised. The only way we could make or confirm our future travel bookings, etc, was to stand outside the office in the evening and use our phone data. I cannot comment on the pool as it was too cold and rainy to use it. There was also no where, no covered area, to be outside and enjoy the view while it rained so we were stuck in the dark apartment.
