The address says Montespertoli, but you’re actually in this tiny hamlet called Botinaccio, which honestly feels like you’ve stumbled into someone’s private slice of Tuscany. And I mean that in the best possible way.
The thing about this place is that it’s not trying to be anything other than what it is – a beautifully restored farmhouse that happens to be run by people who actually care about your experience. You know what struck me most? The morning sounds. Instead of traffic or air conditioning units humming, you wake up to actual roosters and church bells drifting over from the village. It’s almost embarrassingly perfect, like someone staged it for a movie about Italian countryside life. The rooms have that authentic rustic feel without being uncomfortable – thick stone walls that keep things cool even in August, and windows that frame views of olive groves and vineyards that stretch toward San Gimignano (which, by the way, is close enough for an easy day trip but far enough that you don’t get the tourist crowds).
What really sets this place apart, though, is the attention to detail that you only notice after you’ve been there a day or two. The owners – and I’m pretty sure they live on the property – seem to know exactly when to appear with local wine recommendations or suggestions for that little osteria in Montespertoli centro that doesn’t show up on Google Maps. Parking is never an issue, which sounds minor until you’ve tried to navigate some of the hilltop towns around here with a rental car. The breakfast spread leans heavily on local ingredients, and I mean actually local – not just “sourced from the region” marketing speak. There’s honey from beehives you can literally see from the terrace, and the bread comes from a bakery in town that’s been there longer than most of the cypress trees dotting the landscape. The only thing that might catch you off guard is how quiet it gets at night – I mean proper countryside quiet, where you can hear your own heartbeat. If you’re used to city noise, it might take a night or two to adjust. But honestly, after a few days of exploring Florence or Siena, that kind of silence feels like a luxury you didn’t know you needed. Plus, the 9.6 rating isn’t just because it’s pretty – it’s because places like this are getting harder to find, especially ones that haven’t been turned into slick, soul-less “agriturismo experiences” for tour groups.

What could be improved: There is no restaurant at the place everyday, nothing bad but important for some.
Also, appartment is very clean and well equiped. Additional plus is that every appartment has its own yard or terrace, so, eating a breakfast with a view on Tuscany hills is definitely breathtaking.
And to add - location is great for day trips around - Siena, (1 hr), San Gimignano (40 min), Lucca (1 hr), and so on.
Maximum about an hour drive to the cities you would want to visit.
