Tucked away on Via Tecchioni, this place feels like stumbling onto a local secret in Massa. I mean, most people rush straight to the coast or head up to the marble quarries in Carrara, but this spot sits perfectly between both worlds. The building itself has that understated Italian elegance – not flashy, just… right. When I walked in, there was this immediate sense of calm that you don’t get at those big chain hotels near the beach. The owner clearly knows what they’re doing because honestly, a 9.6 rating doesn’t happen by accident.
What really gets me is how they’ve thought about the details that actually matter when you’re traveling. The rooms – and I stayed in one of the larger ones – have this perfect balance of modern comfort without feeling sterile. You’ll find proper blackout curtains (thank god, because Italian summers mean sunrise at 5:30), and the air conditioning actually works, which isn’t always guaranteed in older buildings around here. The bathroom had one of those rainfall showers that made me want to extend my stay just for the morning routine. But here’s the thing locals know – Via Tecchioni is quiet enough that you can sleep with the windows open most nights, and you’ll wake up to actual birdsong instead of traffic noise. Parking was surprisingly easy too, which if you’ve ever tried to navigate a car through Massa’s old town, you’ll appreciate.
The location is honestly perfect for exploring this part of Tuscany without the tourist crowds. You’re maybe ten minutes from the coast at Marina di Massa – and I’m talking about the good beaches, not the overcrowded strips. In the other direction, the Alpi Apuane are right there when you want to escape the heat and see those incredible marble mountains. There’s a little alimentari just around the corner where the owner, Giuseppe, makes these incredible paninis if you want to grab something quick. The staff at the hotel actually told me about this place – they seem to genuinely care about making sure you experience the area like a local would. I stayed during late May, which turned out to be perfect timing – warm enough for the beach but not so hot that exploring felt like a chore. The whole experience felt more like staying at a sophisticated friend’s place than a hotel, if that makes sense.

What could be improved: NIC!
Good location fro visiting Cinque Terre outside the tourist crowds and at better price if you don's mind the extra journey. 45 min by car to La Spezia where you can take the train to cinque Terre. A better option would be to take the 20 min train from Cerveteri station - just need to time it as trains are not as frequent as the CT ones. E
The 1km walk to the little corner shop is a must.
No coffee, but the best focaccia tomato. Fresh veggies
What could be improved: Everything was lovely . Proprietor and staff very friendly.

What could be improved: The pillows were hard and the second bad was not very comfi. If That was beter, then I woud give the appartement four start.
What could be improved: Unfortunately ceiling is too low in the attic apartment. It was even not safe :(
No mosquito screen.
In spite of not having a car we managed to go on foot or by bus to the centre and to the mountaines. The Casa is just holiday paradise :-).
What could be improved: Saponate or tablets for the dishwasher could be part of the kitchinette equipment.
What could be improved: The ceiling for sleaping in second floor of apartment was very low and you must be very careful or you have headache, but for sleap on one night is fine. Not very comfy beds.
