It’s tucked away on Via dei Greppi, which honestly sounds more intimidating than it is – just a quiet country road about ten minutes from the town center, but worlds away from any tourist chaos.
The whole place feels like someone’s elegant countryside home that they’ve decided to share, which I guess is exactly what an agriturismo should be. The stone buildings have that weathered Tuscan look that you can’t fake, and the grounds… well, they’re not manicured like some resort, but they’re beautiful in that effortless Italian way. There’s definitely a working farm aspect here – you’ll see olive trees and probably catch glimpses of whatever they’re growing seasonally. The rooms are genuinely comfortable (I was honestly surprised by how good the beds were), and each one feels different rather than cookie-cutter hotel identical. Some have those thick stone walls that keep everything naturally cool, others have little terraces where you can sit with morning coffee and pretend you live here.
What really makes this place special is the location for exploring Montepulciano proper. You’re close enough to walk into town when you want that evening passeggiata or dinner, but far enough out that you escape the day-tripper crowds. The family running it actually knows the area – like, they’ll tell you which enoteca has the best Vino Nobile tastings or when the local market happens, not just hand you a generic tourism brochure. Parking isn’t an issue here either, which anyone who’s tried to navigate medieval Italian town centers will appreciate. The breakfast is that perfect Italian mix of simple and excellent – proper coffee, local honey, maybe some of their own olive oil to drizzle on toast. It’s not a huge spread, but honestly, everything tastes better when you’re looking out at rolling hills instead of a hotel corridor. The 9-star rating makes total sense when you consider what you’re getting – it’s not luxury in a fancy hotel way, but it’s exactly what you want from a Tuscan countryside experience without feeling touristy or artificial.

The apartment is very spacious and equipped with every comfort.
We had no problems with the dog, who was accepted and pampered by everyone.
Very good breakfast with fresh and high quality food. The restaurant offers exceptional dishes, excellently prepared.
The breakfast served in the restaurant is delicious and offers a wide variety of high-quality options, with all hot dishes cooked on order.
We also loved the fine-dining dinners we had in the restaurant and the wine - their Nobile de Montepulciano Riserva (2017) is a must-try.
All staff is very kind, always smiling and making conversation and very accommodating.
The parking is shaded and extremely safe, as it's on the farm's grounds.
And the whole domain is just lovely - a vast greenery area to explore and relax in. We'd love to come back in a warmer season to relax at their swimming pool and have the famous dinner in the vineyard!
We we’re travelling with our 2-year-old and this was a great place to stay with a child. The playground and the shallow end in the pool were a huge bonus!
