It’s tucked away on Via Bonanno Pisano in this quiet residential pocket that most tourists completely miss – and honestly, that’s exactly what makes it special. I mean, you’re literally a 12-minute walk from the Leaning Tower (I timed it), but you’re staying in this genuinely Italian neighborhood where locals are walking their dogs and chatting with shopkeepers. The building itself has that classic Pisan elegance – thick stone walls that keep everything surprisingly cool even in August, and these gorgeous high ceilings that make you feel like you’re in someone’s well-appointed apartment rather than a hotel room.
The “Classic & Luxury” part isn’t just marketing speak, actually. My room had this perfect mix of restored period details and modern comfort that you don’t always find in Italian hotels. The bathroom was completely updated (thank god – you know how hit-or-miss Italian hotel bathrooms can be), but they kept the original terrazzo floors and these beautiful old shutters that actually work. What I really appreciated was the attention to sound – the windows are properly sealed, so even though you’re in the city, it’s peaceful at night. The WiFi was solid too, which… well, if you’ve traveled in Italy, you know that’s not always a given. Check-in was refreshingly straightforward – the staff clearly knew the neighborhood inside and out, and they gave me these specific walking directions that avoided the tourist crowds entirely.
Here’s the thing about the location that makes it work so well: Via Bonanno Pisano connects to the main historic center, but it’s far enough from the chaos around Campo dei Miracoli that you can actually think straight. There’s this little alimentari two blocks down where I grabbed the best prosciutto sandwich, and the evening passeggiata along the nearby streets feels authentic rather than performative. The 8.5 rating makes sense – it’s not trying to be a luxury resort, but it delivers exactly what you want from a 4-star Italian hotel: character, comfort, and that feeling like you’ve discovered something the guidebooks haven’t ruined yet. If you’re the type who wants to experience Pisa beyond the obligatory tower photo, this is your spot.

What could be improved: I have nothing to complain about, it was great for a short stay in Pisa
Stylish comfortable rooms everything you could need for your stay. Breakfast very relaxed serve yourself from 7am with good selection.
Great position to explore Pisa and for the airport.

Room: clean, comfortable, separate beds upon request, tea, coffee and water as a compliment.
Breakfast: toast, croissants, fruits, juices, muesli, yogurt.
What could be improved: Nothing really. If I'm being picky then the room we chose had a separate bathroom across the hall which would have been better if it had been an ensuite but I did know it was a separate bathroom on booking so it did meet my expectations.
