Pisa, ItalyI’ll be honest – when I first pulled up to Regina Rooms Pisa on Via Carlo Matteucci, I wasn’t sure what to expect. The street’s pretty residential, sort of tucked away from the main tourist chaos around the Leaning Tower, which actually turned out to be one of my favorite things about this place. You know that feeling when you find a spot that feels like a local secret? That’s exactly what this is.
The thing about Regina Rooms is that it gets the balance just right – you’re close enough to walk to all the big sights (the Duomo’s maybe 15 minutes on foot), but far enough away that you’re not dealing with tour groups marching past your window at 7 AM. I mean, Via Carlo Matteucci runs parallel to the Arno, so you can actually hear the river if you open your windows at night, which is infinitely better than hearing drunk tourists stumbling back from the centro storico. The building itself has that classic Italian charm without being overly fancy – clean lines, good bones, and honestly some of the most comfortable beds I’ve slept in during my time in Tuscany.
What really won me over was the attention to detail that you don’t always get at four-star places. The staff actually remembered my name after the first day, and when I mentioned I was trying to catch an early train to Florence, they offered to prepare a small breakfast bag since the dining room wouldn’t be open yet. Small gesture, but it’s those moments that stick with you. The rooms themselves are modern without feeling sterile – good lighting (crucial for getting ready), decent-sized bathrooms, and windows that actually open properly, which you’d be surprised how many hotels mess up. There’s this nice courtyard area where you can sit with a coffee in the morning, and I noticed a few guests working on laptops there – good WiFi, quiet atmosphere, perfect for catching up on emails or just planning your day without feeling rushed.
Parking was surprisingly manageable too, which anyone who’s driven in Italian cities will appreciate. They’ve got arrangements with a nearby garage, and it’s not one of those nightmare situations where you’re circling narrow streets for an hour. The neighborhood has a few solid restaurants within walking distance – there’s this little trattoria called Da Bruno about three blocks over that serves incredible ribollita, and the locals actually eat there, which is always a good sign. You’re also close to the university area, so there’s a bit of that student energy without being too rowdy.
Look, Regina Rooms isn’t going to blow your mind with over-the-top luxury, but that’s not what you come to Pisa for anyway. What it does do is give you a comfortable, thoughtfully run base where you can actually relax after a day of sightseeing. The 8.7 rating makes perfect sense – it’s the kind of place where everything just works the way it should, without any unpleasant surprises. Sometimes that’s exactly what you need.

There was nobody at check-in, but they provided clear instructions on WhatsApp to enter the property and retrieve the room keys. Super helpful host who kindly provided assistance over text when needed.
The property had an interesting layout with communal kitchen available. The interior had a rustic feel, while also seeming well-maintained and charming.
What could be improved: The bedroom might seem cosy for some, but we were comfortable during our 1 nightβs stay. We were able to hear other people in the building through the walls, but not to a level that affected our sleep.
As the wardrobe was a hole in the wall that was deep in and higher than what we were used to, we hung our jackets outside the wardrobe, on the knobs instead (perhaps there is potential to use the wardrobe space differently). We had a personal preference of liquid hand wash to the bar soap provided, but are grateful that they provided toiletries as itβs not a given in some places. Some traffic sound is expected as property is beside the road.
