Luci Sul Mare -Boutique Rooms
Follonica, ItalyLook, I’ve stayed in plenty of boutique places along the Tuscan coast, but Luci Sul Mare actually gets it right. The name means “lights on the sea” and honestly, that’s not just marketing fluff – from most rooms you can actually see the Mediterranean stretching out toward Elba Island, especially gorgeous at sunset when the whole place lives up to its name.
The location on Via Fiume is perfect if you know Follonica at all. You’re literally a two-minute walk from the main beach (the one with the dark sand that surprises first-time visitors), but far enough from the summer crowds that you won’t hear drunk teenagers stumbling back from the bars at 2 AM. I mean, Follonica isn’t exactly a party town anyway, but still. The street itself is quiet, lined with those typical Italian buildings that have character without being falling apart – you know what I mean. There’s a little alimentari just around the corner where the owner, this older woman named Signora Rita, makes incredible panettone during the holidays and will remember your coffee order after like three visits.
What really sets this place apart though is how they’ve managed to feel boutique-y without being pretentious. The rooms are actually spacious – not those cramped “cozy” spaces you sometimes get in these smaller hotels. The design is clean and modern but with touches that feel authentically Italian, like the locally-made ceramics in the bathrooms and these beautiful wooden shutters that actually work properly (trust me, that’s rarer than you’d think). The beds are genuinely comfortable too, which honestly surprised me because Italian hotels can be hit or miss with mattresses.
The staff deserves a mention here – they’re the kind of people who remember you’re vegetarian without you having to remind them, and they’ll give you actual useful tips about the area. Like, they told me about this family-run osteria about ten minutes inland that I never would have found otherwise, and it ended up being one of my best meals in Tuscany. They also helped me figure out the local bus system to get to Massa Marittima for the day, which saved me a fortune on taxi fare.
Parking is included, which is clutch because finding a spot in Follonica during July and August is basically impossible otherwise. The breakfast is solid – nothing fancy, but proper Italian coffee and fresh pastries from a local bakery, plus they accommodate dietary restrictions without making a big deal about it. The whole vibe is just… relaxed, I guess? Like, you can wear flip-flops to breakfast and nobody cares, but the service is still attentive and professional.
The 9.3 rating makes total sense once you’ve stayed here. It’s not trying to be the flashiest place on the coast, but everything works, the location is ideal, and the staff actually cares about your experience. For a 4-star boutique hotel in a town that could easily get away with being touristy and mediocre, Luci Sul Mare feels like it’s run by people who actually understand hospitality. If you’re looking for a base to explore this part of Tuscany without the Cinque Terre crowds, this is your spot.

Guest Reviews
What could be improved: The bed was a little hard and the elevator didn't always work
What could be improved: Parking was a bit of a challenge and I didn’t feel like I had a layout of Follonica sites etc
Clean, comfortable, provided with anything you need and the shower is BEAUTIFUL! The owner is very kind and available for any questions.
What could be improved: Nothing
Parking right outside (thank-you!). Comfortable bed in a well-proportioned room.
What could be improved: We didn’t mind at all (good excercise!) but be aware the apartments are on the 6th floor and the lift takes only one person at a time. While we were there renovations were happening on another upper floor so the builders were using the lift quite a bit - helped us slow down & stop rushing.
What could be improved: The stairs 😂
Located directly by the sea, the property offers easy access to a sandy beach and a promenade ideal for long walks.
Follonica provides an authentic Italian experience, as it is not heavily frequented by foreign tourists. Its proximity to numerous sightseeing destinations across Tuscany, as well as to beautiful beaches toward Punta Ala, makes it an excellent choice for a relaxing and enjoyable vacation.
Finding a parking spot near the apartment can be challenging; however, there are several spaces reserved exclusively for guests directly in front of the building.
