Laterina, ItalyHonestly, I wasn’t expecting much when I first pulled up to La Finestra Sul Borgo – you know how these “historic manor” places can sometimes feel stuffy or try-hard? But this place actually gets it right. The building sits right on Corso Italia, which is basically the main drag through Laterina, and there’s something really satisfying about watching the locals go about their evening passeggiata from the front windows. The whole setup feels authentic in a way that’s hard to fake – like someone’s wealthy great-aunt just happened to turn her family palazzo into a hotel.
The rooms have that perfect balance of old-world character without feeling like you’re sleeping in a museum. I mean, the ceilings are gorgeously high and the floors have that worn-smooth stone that’s probably been there for centuries, but they’ve managed to add modern touches that actually make sense. The bathrooms are particularly well done – none of that cramped afterthought feeling you sometimes get in historic properties. What really struck me was how quiet it gets at night, even though you’re right in the center of town. Laterina isn’t exactly a party destination, but still… there’s something about these thick old walls that just swallows sound.
The staff here clearly know their stuff about the area, which makes a huge difference when you’re staying somewhere like this. They pointed me toward this tiny osteria about ten minutes’ walk away that I never would have found on my own, and they were spot-on about timing my visit to Arezzo (it’s maybe twenty minutes by car, but go early or the parking situation gets ridiculous). The breakfast setup is refreshingly straightforward – fresh local stuff without trying to be fancy about it, and they make proper coffee, not that watery hotel nonsense.
I’ll be honest, the only real downside is that Laterina itself is pretty small, so if you’re someone who needs tons of restaurants and nightlife within walking distance, you might feel a bit limited. But that’s sort of the point, isn’t it? This is the kind of place where you slow down, maybe read a book on their terrace, and use it as a base for exploring the Tuscan countryside without dealing with Florence crowds. The fact that they’re consistently rating in the 9+ range makes total sense once you’ve stayed there – it’s not flashy, but everything just works the way it should.

What could be improved: Laterina is a very low key village without many services.
Anna Maria was so welcoming, making our trip extra special… thank you Anna Maria.
The apartment was very warm and comfortable, with everything you need for a longer stay, including a balcony area, which was welcome on the sunnier days.
This is a perfect place to relax or as a touring base.
What could be improved: In a 500 year old building, there are a few tricks to learn, but nothing that wasn’t easily overcome.
As to be expected in a hilltop village, there was a need to climb stairs and slopes. It gets easier the more you do it. There is short term car parking in the piazza next to the apartment.

What could be improved: Our room had a tub with a hand held shower nozzle, which, like every Italian tub/handheld shower, got water everywhere. The other room had a full shower, and since it was separated from our friends' room with its own foyer, we used that. Also, for those who care, you have to walk up a lot of stairs to the room. Public parking is a couple hundred yards downhill from the room. But for an old Italian townhome, all that is to be expected.
