The name actually means something here – this really was a farmhouse once, and you can still feel that agricultural soul in the thick stone walls and the way the buildings sprawl naturally across the property. It’s tucked away on Via Che Guevara (which locals just call “the road to the hills”), about fifteen minutes from central Pisa if you’re driving, though honestly, once you’re here, you won’t want to rush back to the tourist crowds around the Leaning Tower.
The thing is, San Giuliano Terme has this whole thermal spa tradition that most visitors completely miss – people have been coming to these hills for the healing waters since Roman times. So while everyone else is fighting for overpriced hotels near the Duomo, you’re staying in this converted farmhouse where the morning mist rolls off the hills and you can actually hear birds instead of tour buses. I mean, you’re still close enough to hit Pisa for dinner (the 70 bus runs pretty regularly), but you get to come home to something that feels… well, like home. The rooms have that rustic-chic thing going on – exposed beams, terracotta floors that stay cool even in summer, and windows that actually open wide enough to let in the night air. None of that sealed-box hotel feeling.
What really sold me was the breakfast situation. They serve it in this glass-walled conservatory that looks out over their olive groves (yeah, they still harvest olives here in October – I was lucky enough to be there during the picking). Fresh bread from the town bakery, local honey, and coffee that’s strong enough to wake the dead. The staff – mostly locals who’ve worked here for years – will tell you about the hiking trails that start basically from the hotel’s back door, or where to find the best gelato in San Giuliano (it’s at Bar Centrale, by the way, not the touristy place near the thermal baths).
Honestly, the only downside is that you might hear some road noise from Via Che Guevara if you’re a super light sleeper, but it’s nothing compared to what you’d get staying in the city center. Plus, the rooms facing the hills are dead quiet – just crickets and maybe the occasional owl. The 8.7 rating makes sense when you consider you’re getting four-star comfort in a place where the wifi actually works, the shower pressure is decent, and you can park your car without selling a kidney. It’s one of those places where you book for two nights and end up wishing you’d planned for four.

New structure modern and clean, very good breakfast, staff kind and also a restaurant for dinner if you do not feel like going out.
What could be improved: No hot drink facilities within the rooms.
