Fattoria Laviosa
You know what struck me first about Fattoria Laviosa? It’s not actually in Fauglia proper – you’ll drive through these winding Tuscan back roads past olive groves and cypress trees, and just when you think your GPS might be leading you astray, there it is on via Poggio alla Farnia. The setting is honestly breathtaking, perched on this hill with views that stretch across the countryside toward Pisa (you can actually see the tower on clear days). I mean, the drive up is half the experience – though fair warning, it’s narrow and definitely not for nervous drivers.
The place has this authentic agriturismo feel without being overly rustic, if that makes sense. The rooms are comfortable without being fancy – think restored farmhouse meets boutique hotel. What I really appreciated was how quiet it gets at night; you’re far enough from any main roads that all you hear are cicadas and the occasional church bell from the valley below. The staff genuinely seems to care about the place too, which you don’t always get at these converted properties. During my stay, the owner’s daughter (I think?) gave me detailed directions to this little family-run osteria in nearby Crespina that wasn’t in any guidebook – stuff like that makes a difference.
Honestly, the location is what sells it. You’re about twenty minutes from Pisa, maybe thirty to Lucca depending on traffic, but you feel completely removed from tourist crowds. There’s this great walking trail that starts right from the property and winds through their olive groves – perfect for morning coffee walks or evening strolls with a glass of their house wine. The pool area is simple but well-maintained, and in late afternoon the light hits it just right with all those rolling hills in the background. I actually ended up spending way more time there than I planned because it’s just so peaceful. The only minor thing – and this is really minor – is that the WiFi can be spotty in some rooms, but honestly, that might be a blessing in disguise. If you’re looking for that authentic Tuscan countryside experience without the crowds of San Gimignano or Siena, and you want a base for exploring the region that feels genuinely special, this is your spot. Just remember to stock up on basics in Fauglia before you head up – there’s not exactly a corner store around the corner.

We worried we would be hot at night but the combined ceiling and standing fans did the trick and everyone slept fine, despite being in the middle of summer. The kitchen is well equipped and seems to have all you need to cook and dine; we stayed only two nights so only self-catered breakfast, mainly on the breakfast provisions provided by the host.
The location is perfect as a base to visit Tuscany.
Rachele the host is lovely, very welcoming and helpful. She accommodated a late check, well appreciated.
We are definitely keeping this agriturismo in our list of preferred places to stay.
Rachele is very helpful and gave us some amazing tips. They even sell their own olive oil, which I can only recommend.
Sadly we only stayed here for 4 nights. Next time we make sure to stay here again and stay longer!
