I wasn’t expecting much from Fattoria La Principina when I first pulled up to Via San Rocco – I mean, the area around Principina Terra can feel pretty sleepy compared to the coastal buzz just fifteen minutes east in Marina di Grosseto. But honestly, that turned out to be exactly what made this place special. The hotel sits in this converted farmhouse that actually feels like a working farm (because it sort of still is), with olive groves stretching out behind the main building and that particular Tuscan countryside smell of wild herbs and sun-baked earth that hits you the moment you step out of your car.
The check-in process was refreshingly straightforward – none of that overly formal front desk drama you get at some four-star places. The staff here clearly knows the area inside and out, which came in handy when I needed directions to the thermal baths at Saturnia (about an hour inland, totally worth the drive) and when they steered me away from the touristy restaurants in Grosseto toward this incredible little osteria in nearby Rispescia. The rooms themselves have that rustic-but-polished thing going on – exposed beams, terracotta floors, and bathrooms that are modern enough without feeling sterile. I stayed in one of the rooms facing the olive grove, and the morning light streaming through those shutters was honestly perfect for sleeping in… which I did, because it’s genuinely quiet out there. No traffic noise, just the occasional distant sound of farm equipment and birds doing their thing.
What really sets this place apart is how it handles the whole “congress” part of its name – they’ve got proper conference facilities, but they’re tucked away so seamlessly that you’d never know there was a business event happening unless you stumbled into the meeting wing. The restaurant focuses heavily on local ingredients (I’m talking vegetables from their own garden and olive oil pressed right there on the property), and while the menu isn’t huge, everything I tried was solid. The wine selection leans heavily toward local Maremma producers, which makes sense given where you are. If you’re planning to explore the coast, you’re looking at maybe twenty minutes to reach the pine forests of the Maremma Natural Park, and the beaches at Principina a Mare are easily accessible – though honestly, the hotel’s pool area is lovely enough that you might not feel the need to deal with summer beach crowds. The whole setup works really well if you want to experience rural Tuscany without being completely isolated from civilization, and the staff’s genuine enthusiasm for their corner of the Maremma region makes all the difference.

What could be improved: Not possible to adjust air condition, rooms are not sound proof.
The room was spacious with a comfortable bed

They allowed us to use the facilities prior to the check-in time which was really a plus!
Gym was large and had all the equipment you could ask for!
What could be improved: In 2023, you can’t still use curtains for the shower. It’s not hygienic and comfortable.
What could be improved: The hotel and facilities are rather old , so be prepared for 90’ vibe. It is very nice and very Italian though , we have enjoyed it !
What could be improved: Breakfast inadequate, AC was not on in room and took 15 minutes to turn on remotely. Initially a very shabby room was shown to me and then changed for a better one when I complained.

What could be improved: We didn't have a car so to get off site you needed to use a taxi or a bike. Taxis were not always that available. There were many mosquitoes in the evening and we suffered with this. Overall, no major complaints.
