I mean, you’re literally a five-minute walk from all the action around Piazza della Repubblica, but it feels like you’ve found this hidden pocket of calm that somehow escaped the crowds.
The building itself has that weathered Tuscan stone thing going on, but honestly, it’s the view that’ll get you. From most rooms (definitely request one facing the valley), you’re looking out over olive groves that stretch toward Lake Trasimeno – it’s one of those vistas that makes you understand why people move to Italy and never leave. The spa’s pretty solid too, though I’d skip the busier afternoon slots when day-trippers from Arezzo show up. Early morning or evening sessions are where it’s at. The staff actually knows their stuff about the treatments, which… well, that’s not always a given at hotel spas, if we’re being real.
What I really appreciated was how they handle the whole “historic building meets modern comfort” thing. Sure, the rooms aren’t huge – this isn’t some soulless chain hotel – but they’ve got good air conditioning (crucial in summer), and the WiFi actually works throughout the property. The breakfast spread is genuinely Italian, not some sad continental buffet, and they source a lot from local producers. There’s this honey from a farm just outside town that’s ridiculously good. Parking can be a bit of an adventure since Cortona’s old streets weren’t exactly designed for cars, but the hotel has a small lot, and the staff will help you navigate the ZTL zones if you’re driving – trust me, you’ll want that help. The 8.4 rating makes sense to me; it’s not perfection, but it’s the kind of place that gets the important stuff right and has enough character that you’ll remember it fondly. If you’re planning to explore the Val di Chiana or day-trip to places like Pienza or Montepulciano, this is actually a really smart base – way less touristy than staying in Siena or Florence, but you’re still connected to everything.

What could be improved: I checked out a day early as I thought the restaurant for lunch and dinner wasn't up to my standards that I was expecting. I had been traveling in Portugal and Spain and Italy for the past two months and on my last night there, I had the worst dinner of my entire journey. Didn't feel I wanted to stay the additional night I had already paid for.
What could be improved: My bathroom had a broken shade and prevented me from opening the window... the ac wasn't working, so this wasn't ideal.
