When you first pull up Via Fontelellera – and yes, GPS will probably confuse you at least once getting there – you’re greeted by this restored farmhouse that manages to feel both rustic and polished. The kind of place where original stone walls meet modern bathrooms without that awkward clash you sometimes get.
What really got me was how quiet it is, especially if you’re coming from the bustle of Florence or Rome. I mean, Montepulciano itself isn’t exactly Times Square, but out here you’re surrounded by actual working vineyards and olive groves. The morning sounds are basically just birds and maybe a distant tractor – honestly, it’s the kind of silence that takes some city folks a day to adjust to. The apartments themselves are spacious (I stayed in one of the two-bedroom units), with those thick walls that keep things cool even in August heat. The kitchens are actually functional too, not just for show, which matters if you’re planning to hit the morning market in town and cook with local ingredients.
Here’s what you should know practically speaking: parking is right there, no drama, and the family running the place is incredibly helpful without being hovering. They’ll point you toward the best wine shops in Montepulciano proper – about a 10-minute drive up the hill – and actually know which ones locals frequent versus the tourist traps. The pool area is lovely, though it gets busy around 3 PM when families return from sightseeing, so mornings are your best bet for peaceful swimming. One small thing – the WiFi can be spotty in some rooms, so don’t count on streaming movies, but honestly, you’re in Tuscany, go read a book on the terrace instead. The location puts you perfectly between Montepulciano and Pienza (maybe 15 minutes), so you can easily explore both without feeling rushed. And if you’re into wine tourism, you’re literally surrounded by some of the region’s best Vino Nobile producers – the hosts can arrange tastings at places that don’t even advertise to tourists.

What could be improved: There was only AC in the smaller room which meant sleeping with a noisy fan in the larger room. Would be better to have it in both rooms to be super comfortable. There was also no full length mirror anywhere which would have been good to have. There were only 3 parasols offering shade by the pool which were often being used so there was no option for sitting in the shade.
What could be improved: Everything about the property was excellent!
