It’s tucked away in this tiny frazione called Sticcianese – honestly, you’ll probably miss the turn the first time because it’s basically just a handful of farmhouses scattered around rolling hills about 10 minutes outside Campagnatico proper. The whole place feels like someone’s well-loved family property that they’ve opened up to guests, which I mean, it probably is. When you pull up the gravel drive (parking’s never an issue here, by the way), you’re immediately hit with that mix of lavender and cypress that just screams Maremma countryside. The building itself has that weathered stone look that takes centuries to achieve – not the fake rustic stuff you see at chain hotels.
What really sold me was how they’ve managed to keep the authentic farmhouse vibe while actually making it comfortable for modern travelers. The rooms have these incredible thick walls that keep everything cool even in August, and honestly, the silence at night is almost startling if you’re used to city noise. I stayed in one of the upper rooms with a view toward the hills around Cinigiano, and watching the mist roll through the valleys at sunrise… well, it’s the kind of thing that makes you understand why people fall in love with this part of Italy. The owners – I think they’re originally from Rome but have been here for years – know everyone in the area and can point you toward the best spots. They sent me to this tiny osteria in Campagnatico that I never would have found otherwise, where the locals actually hang out and the pici cacio e pepe is absolutely perfect.
The property itself sprawls across olive groves and vineyards, and they’re not just for show – you can actually watch the harvest if you time it right in October. There’s this great terrace where they serve breakfast (proper espresso, not that watery hotel stuff), and it faces east so you get morning sun without the afternoon heat. I actually extended my stay an extra night because leaving felt wrong somehow. The whole experience feels less like a hotel and more like visiting friends who happen to have incredible taste and a gorgeous property in one of Tuscany’s most underrated corners. Sure, you’ll need a car to get around – the nearest real town is Grosseto, about 20 minutes away – but that’s kind of the point. This isn’t a place for people who want to be in the thick of tourist crowds; it’s for when you want to disappear into the real Tuscany for a while.

What could be improved: La lontananza da negozi ristoranti
What could be improved: The noisy people in the unit next to us. If it was just us we would have so enjoyed the view more and the peace and quiet but it’s summer and everyone is on vacation.
What could be improved: The hot tub is quite cool - 34.5 degrees Celsius is the highest it can go.
What could be improved: Take some mosquitoes spray for staying outside in whole Toscana, but the view is worth it
