I mean, you’re literally surrounded by rolling Tuscan hills near Cortona, and the only sounds are cicadas and maybe a distant church bell from town. It’s one of those places where you actually remember what quiet feels like – something I honestly didn’t realize I’d been missing until I got there.
The property sits in this little hamlet called Piazzano, which most people drive right past on their way to the more famous hill towns, but that’s exactly why it works. You’re close enough to walk into Cortona proper (though it’s a decent uphill climb, fair warning), but far enough out that you feel like you’ve stumbled onto something locals have been keeping to themselves. The rooms have that rustic-but-not-trying-too-hard vibe – exposed beams, terracotta floors, and windows that frame the valley like paintings. Actually, the morning light streaming through those windows is something else entirely. I found myself getting up earlier just to watch the mist lift off the olive groves.
What really sets this place apart is how they’ve managed to keep it feeling like an actual working farm rather than some sanitized agritourism experience. The family that runs it – they’re genuinely involved, not just present for photo ops. You’ll see them tending to the property, and they know every hiking trail within a ten-mile radius. The breakfast features stuff from their own gardens, and I’m talking about tomatoes that actually taste like tomatoes, not the sad supermarket versions we’re all used to. The pool area is where you’ll probably spend your afternoons – it’s positioned so you can see all the way to Lake Trasimeno on clear days, and there’s this perfect spot under the pergola where the Wi-Fi actually works if you need to pretend you’re being productive. Parking is never an issue (thank god, because navigating those narrow Cortona streets with a rental car is its own adventure), and they’re pretty flexible about late check-ins, which saved me when my flight from Rome got delayed. The only minor thing I’d mention is that the evening lighting around the property is pretty minimal, so bring a phone flashlight if you’re planning late-night strolls. But honestly, that just adds to the authentic countryside feel – you’re not in a resort, you’re in rural Italy, and that’s exactly the point.

What could be improved: I wasn’t aware that there was a surcharge to use the air conditioning . I was surprise as as expected , air conditioning or at least a fan should be available
What could be improved: It’s a bit out of the way, it’s seclude. This is not a criticism, so you’re aware.
What could be improved: Bikes to rent or use onsite would have been a perfect activity.
What could be improved: unfortunately we did not have a car and this is a farm in the country. If we had our own car it would have been perfect
