The property sits on Via di Grignano, which is basically this winding country road that makes you question your GPS until you suddenly arrive at what feels like your Italian grandmother’s estate (assuming she had impeccable taste and a serious wine cellar).

The whole setup is honestly brilliant because it’s not trying to be some slick resort. The rooms are in these converted farm buildings that still smell faintly of old wood and lavender, and each one feels completely different – some have those thick stone walls that keep everything cool even in July, others have these massive windows overlooking the vineyards where you’ll probably spend way too much time just watching the light change. The family that runs it, they’re not hovering but they’re around, and you’ll likely end up in some conversation about the best time to harvest grapes or which trail leads to the old chapel ruins. Their breakfast spread is dangerous – fresh ricotta that’s probably made that morning, honey from their own hives, and this bread that makes you understand why Italians get weird about carbs.

What really makes this place work is the location in Pontassieve. It’s far enough from Florence that you’re not dealing with tour bus noise, but close enough that you can actually drive in for dinner without it being this whole production. The train station is maybe 10 minutes if you don’t want to deal with city parking – and honestly, taking the train back after a night in Florence feels very civilized. Plus, you’re right in Chianti territory here, so there are all these tiny wineries tucked into the hills that you’d never find without staying somewhere like this. The owners will point you toward the good ones, not the touristy spots. There’s parking right on the property (which matters more than you think), and the Wi-Fi actually works if you need to pretend you’re being productive. The pool area gets busy around 3 PM when day-trippers arrive, but mornings and evenings it’s just you and maybe a couple other guests. I’d skip peak summer if you can – spring and fall are when this place really shines, when the weather’s perfect for those long dinners outside and the landscape looks like something out of a Renaissance painting.
