You know what struck me first about Villa Eden? It’s not actually in Forte dei Marmi proper – it’s tucked away in Santa Lucia, which honestly works in your favor. Via Balza Fiorita is this quiet residential street where you can actually hear yourself think, unlike the madness down by the beach clubs during peak season.

The infinity pool is the real star here, and I mean that literally – it’s private, which is almost unheard of in this area unless you’re dropping serious cash on a five-star resort. I spent most mornings there with my coffee, watching the Apuan Alps catch the light while the rest of Versilia was still waking up. The pool area has this nice stone decking that doesn’t turn into a frying pan by noon, and there’s enough space to actually swim laps if that’s your thing. What I loved is that you’re not fighting for lounge chairs or dealing with other guests’ kids – it’s just yours.

The villa itself feels more like staying at a well-appointed friend’s place than a hotel. It’s got that relaxed Italian elegance without being stuffy about it. The rooms are spacious (actually spacious, not “cozy” spacious), and the air conditioning works properly – trust me, you’ll appreciate this in July and August. Check-in was refreshingly laid-back; none of that formal front desk drama you get at the big hotels. Parking is handled on-site, which saves you from the nightmare of finding a spot in town during summer.

Location-wise, you’re about a ten-minute drive to the main Forte dei Marmi action – the beach clubs, the crazy expensive boutiques on Via Carducci, all that scene. But here’s the thing: being slightly removed means you can enjoy the area without the constant buzz of Vespas and the crowds that pile in from Florence on weekends. There’s a decent little restaurant called Da Giulio about five minutes away that locals actually eat at, which tells you something. For groceries, the Conad is close enough for morning pastry runs.

The 8.7 rating feels about right – it’s solidly good without trying to be something it’s not. I’d probably dock a few points for the WiFi being a bit spotty in some rooms (though it worked fine by the pool), and the breakfast setup is more continental than elaborate. But honestly, when you’re spending most of your time lounging by that pool or exploring the Cinque Terre (which is totally doable as a day trip from here), those feel like minor issues.

This place works especially well if you want the Versilia experience without the Versilia prices and pretension. It’s perfect for couples who want their own space, or small families who need room to spread out. Just don’t expect nightlife within walking distance – you’ll need to drive or taxi into town for dinner and drinks, which actually keeps the villa nice and quiet for sleeping.

Breathtaking views, magnificent garden and pool and a lovely, spacious villa with everything you could possibly need or A wonderful house, sensational view and magnificent garden with pool. Our family enjoyed our stay very much. A true Tuscan villa which is extremely comfortable and very well equipped.

Property not as described and owner communication poor What could be improved: We had several issues with this accommodation that we think should be reported. We went with a 9 month old, which they were aware of. The facilities listed a high chair and we had confirmation for a cot for a 0 year old after requesting it. There was no cot or high chair in the property and instead they set up a single bed next to a staircase. We had to buy our own sleeping solution and make do without a chair.
The hot water didn’t work on arrival and we had no response when we messaged the owners. We had to find the boiler ourselves and reset it because it had an error code.
Electrics were also unreliable. Many plug sockets were damaged or would not work. Many things in the kitchen were dirty and the bins from the previous visitors were left behind.

On our last day a huge tree fell in the garden, crushing power lines and deck chairs. We were left with no power or water so the owners had to put us up in a hotel. This was dealt with well by the owners, but the trees are very old and there is a chance it could happen again.
It is a lovely villa, but is not described correctly.

Exceptional Lovely place with amazing view, nice garden, silence, villa with everything you need (fully furnished kitchen, we cooked a lot), really beautiful, in Italian style. There is no bathroom on grand floor but that wasn’t a problem. It’s good to have car, we rented car in Italy and that was a good decision. The only small drawback is the unheated pool, our holiday was in a mid September and water was cold. I’m sure we’ll back to this unique place. There are really good restaurants around, we found nice places to spend romantic evenings with Italian food.

wonderful holiday It is an absolutely stunning villa, it is very well looked after, it's spotlessly clean. The owners and other people we met were all really friendly and provided everything we needed. They kept in contact throughout our stay and made us feel really welcome. It is comfortable, spacious, idillic and tranquil and the views are amazing. We've had a wonderful weekend break here for my 40th birthday, the villa well exceeded our expectations and we will most definitely be returning.

What could be improved: Our only issue (and it wasn't really an issue) was that the pool was quite cold, but it is understandable for the time of year and they had storms in the days leading up to our visit. It didn't stop us from jumping in! We may have spent more time in there if it was slightly warmer.

Fantastic property, couldn’t have been happier with the property and its location Just returned for a week in Villa Eden Versilia. It’s a fantastic holiday home. Particularly we all loved the outdoor space. Best private pool we have had before, great deep end and a good length to get a decent swim. Lovely sea views from the sun loungers, and pool.
The villa itself is very well equipped, comfortable seating, lovely dining space. We visited as a family of 6, aged 9-70 and we all loved the property and its location.
A car is essential! But within 5-10 minutes we visited the coastal resort, Pietrasanta and more. We all loved Pietrasanta, its art galleries and lovely restaurants are a perfect end to a nice day.
We took the train to Florence from Viareggio, which was lovely to see the countryside and the beautiful city. The host for the property was really helpful, and we had excellent communication throughout. We would love to re-visit! ♥️
