You know what? I wasn’t expecting much when I first pulled up to Villa di Campagna Santa Giulia – honestly, the GPS had me questioning whether I was even going the right way through those winding roads near Carbonifera. But then you round this bend and there it is, this gorgeous villa that looks like it’s been part of the Tuscan landscape forever. The setting is absolutely stunning, perched up in the hills with olive groves stretching out below, and you can actually see the Mediterranean glinting in the distance on clear days. The parking situation is pretty straightforward (thank god, because those rental cars and narrow Italian roads don’t mix well), and the staff at check-in were genuinely welcoming – not that polished hotel smile you get sometimes, but real warmth.

What really won me over, though, was how the place manages to feel both elegant and completely comfortable at the same time. The rooms have this perfect balance of traditional Tuscan charm – we’re talking exposed beams, terracotta floors, the works – but with modern touches that actually make sense. The beds are seriously comfortable, and I mean that as someone who’s pretty picky about sleep quality when traveling. The breakfast setup is fantastic too, with local cheeses and olives that taste like they came from the property next door (they probably did). You’ll want to grab a spot on the terrace early because that’s where the magic happens – watching the sun come up over the hills while sipping proper Italian coffee is worth the trip alone. The pool area gets busy around mid-morning, but if you’re an early riser or don’t mind a late afternoon swim, it’s absolutely perfect.

I’ll be honest, the location means you’ll definitely want a car if you’re planning to explore the coast or hit up the bigger towns, but that’s sort of the point – you’re tucked away from all the tourist madness while still being close enough to day-trip wherever you want. The evening atmosphere is what really sealed the deal for me though. Once the sun starts setting, the whole property takes on this golden glow, and you can hear nothing but cicadas and the occasional church bell from the village below. It’s the kind of place where you find yourself staying an extra night just because leaving feels wrong. The staff clearly know the area inside and out too – they pointed me toward this little family-run restaurant about ten minutes down the mountain that I never would have found otherwise, and it ended up being one of the best meals of my entire trip.

Quasi mai meglio di così Appartamento degli Allori, pulizia, confort e privacy hanno reso il nostro soggiorno molto piacevole. Interni essenziali e funzionali, grande bagno, spazio esterno favolosamenente di campagna. Posizione molto vicina alla spiaggia ed al bel mare di Torre Mozza e dotata di spazi esterni assegnati alle diverse soluzioni abitative. I proprietari hanno mostrato una gradevolezza che va ben oltre l'accoglienza turistica. Tornarci è piu di un pensiero. Giudizio ottimo!

What could be improved: L'ingresso alla bella struttura è in una semi curva sulla strada di grande comunicazione e bisogna fare attenzione. Non credo che la proprietà possa farci qualcosa, non ho notato altri ingressi potenziali, vuol essere quindi solo un'indicazione di sicurezza per gli avventori cui consiglio questa struttura.

Ottimo soggiorno in campagna, vicino al mare! Cicale comprese! L'appartamento è di recente ristrutturazione: pulito e con un ottimo sistema di condizionamento dell'aria. Il mobilio era in buona parte "vintage" ma restaurato e molto gradevole. Il bagno offriva tutti i servizi e una doccia davvero apprezzabile. La vicinanza alle spiagge di Torre Mozza e della Carbonifera ha reso il soggiorno davvero confortevole. I gestori sono stati discreti e molto efficienti, con un pizzico di apprezzabile toscanità.

What could be improved: L'unica nota non positiva, forse, è data dalle scale che sono quelle della vecchia villa di campagna, quindi decisamente retro' e per arrivare al secondo piano richiedevano un piccolo sforzo: la struttura, d'altra parte, ripropone perfettamente la vecchia casa di campagna, che era un desiderio della vacanza e anche le scale hanno superato la prova.

Ottima ospitalità La villa è immersa nel verde, molto fresca. Noi eravamo nella stanza del frantoio molto ben servita, soprattutto la cucina, con ottima attrezzatura. La posizione è buona per raggiungere diverse spiagge e punti di interesse sulla costa. Abbiamo trovato ottima ospitalità, disponibilità e cordialità!

What could be improved: L'unico neo è la posizione dell'ingresso sull'aurelia che è un po' scomodo per rientrare in auto e rende sconsigliabile raggiungere le spiagge a piedi. La presenza della strada però non dà problemi durante il soggiorno perché la villa ha un grande giardino che fa da barriera

the best old country side villa ran by a lovely couple There are many positive things to say about this piece of heaven that Riccardo and Donatella are running for 7 years. The tasteful way they designed the garden, refurbished the villa and its apartments is lovely. They managed to combine the old with the new amazingly well and, despite preserving the old so well, no modern amenities were left out. Therefore, we enjoyed the fully equipped kitchen (including dishwasher), the super fresh bathroom and the AC in both rooms, just in case it might get colder, the way it did for us, off season. The view from the villa is amazing wherever one is looking: the beautiful garden, the sea (1km away) or the Toscan hills are on sight. The on-premise parking was a good addition. Last but not least, the bed was great, paired well with the window blinds and the overall silence in the settlement in order to enable the greatest of sleep.

We found the owners to be somewhat inspirational as they are matching fully what they created and they are warm, service minded and a long standing couple.

All on all, this place was so good that it definitely convinced us to come back one day, not too far ahead in the future.

What could be improved: The hot water installation had a glitch, so hot water was not running; this was solved right away once we flagged the issue. The temperature of the hot water was lower than what we are used to back home, though. But that's more of a personal taste.

One needs a car to get to the villa and to reach nearby supermarkets and other attractions. The beach is walking distance away - roughly 15' away, but it will require walking on the side of the road, with no sidewalk.

Between the villa and the seafront there are a road, a highway and a railroad track, which becomes obvious with the windows open but not a problem with the windows closed.

Superb The building and the silence. The owners are just nice and kind people.

What could be improved: during summer, can be inside quite hot (28-29), you have there a fen, but it is very, very laudly. You need to have a car to get to a beach. Not possible for pedestrians.
