The moment you walk into these apartments on Lungarno Soderini, you realize someone thought this through. Three proper bedrooms (not those weird European “bedrooms” that fit a single bed and nothing else), and honestly, the private parking situation is kind of a game-changer. I mean, you know how Florence parking is – it’s basically a nightmare wrapped in ZTL restrictions and narrow medieval streets that weren’t designed for anything bigger than a donkey cart.

The San Frediano location is where this place really shines, though. You’re right on the Arno, which sounds touristy but actually isn’t – this stretch is where locals take their evening walks, and you’ll hear real Italian conversations drifting up from the riverside path, not the usual tourist chatter. The thing about being in San Frediano is you’re close enough to walk to the Duomo (maybe 15 minutes if you don’t get distracted by all the little shops), but far enough away that you’re not dealing with the cruise ship crowds at your doorstep every morning. There’s this little alimentari around the corner where the owner – I think his name was Marco – actually remembers what you bought last time and will recommend wine based on whatever you’re cooking.

What really sold me on this place was the morning routine you can actually have here. The apartments face the river, so you get that soft morning light filtering through (no harsh sun blasting you awake), and the sound is just… well, it’s the Arno doing its thing, maybe some early joggers, the occasional delivery truck. Nothing crazy. You can make proper coffee in the kitchen – and I mean proper, not those sad hotel room setups – then sit by the window and watch Florence wake up. The 4-star rating feels about right; it’s not trying to be some luxury palace, but everything works like it should, the WiFi doesn’t cut out when you need it most, and the beds are actually comfortable (which, let’s be honest, isn’t always a given in Italian accommodations).

The 8.9 rating makes sense when you factor in that private parking situation – seriously, that alone probably bumps it up a full point. Most people don’t realize how stressful Florence parking can be until they’re circling the same three blocks for an hour, watching their dinner reservation time slip away. Here, you just… park.   The flat is perfect for groups or families looking to visit Florence. It has good sized rooms and all of the facilities that you could need.
  For families, it is particularly great because it has space for kids and parents that you might not find in a hotel.
  The location is also perfect for us. The local area is full of small restaurants and shops, and it feels like you are staying in the local community.
  It is also close enough to the centre of Florence so you can walk to all the major attractions.
  The apartment also has a beautiful grand piano which our children enjoyed playing.

  The apartment is very spacious and the beds were comfortable. The kitchen is very large, and there seems to be everything you might need to cook a meal. The views from most of the rooms were beautiful. The parking was close by and easy to access. The host was very responsive and professional. The location was awesome – near many restaurants and just down the street from one of the bridges over the Arno. The best Gelato, ever, just around the corner!
