Look, I’ll be honest – when I first walked up to Residenza Fabroni on Via Di Gracciano Nel Corso, I wasn’t expecting much. It’s tucked right into the main drag of Montepulciano’s historic center, and you know how these old Italian buildings can be… sometimes charming, sometimes just old. But this place actually surprised me in the best way.
The thing about staying right on the Corso is that you’re literally living inside the action – I mean, you step out the front door and you’re already wandering past wine shops and those tiny alimentari where locals grab their morning cornetti. The street itself is this gentle slope (thank god, because Montepulciano is basically built on a mountain), so you’re not huffing and puffing every time you come back from dinner. What I loved was how the hotel manages to feel authentically Tuscan without being kitschy about it. The rooms have these gorgeous old terracotta floors that are probably centuries old, and the ceilings… well, they’re the kind of beamed ceilings that make you feel like you’re staying in someone’s beautifully restored family home rather than a tourist trap.
The staff here gets it – they’re not overly formal, but they know their town inside and out. When I asked about wine tastings, the woman at reception didn’t just hand me a brochure; she actually walked me outside and pointed down the street to where the best cantinas are hidden. That’s the kind of local knowledge you can’t fake. Honestly, the location is probably the hotel’s biggest selling point. You’re a two-minute walk from Piazza Grande (where they filmed that New Moon scene, if you’re into that sort of thing), and all the serious wine action is basically at your doorstep. I could hear the evening passeggiata from my room – not loud enough to be annoying, but just enough to remind you that you’re in the heart of this medieval town that’s still very much alive.
Now, it’s not perfect – I mean, it’s a 4-star place with a 7.9 rating for a reason. The Wi-Fi was a bit spotty in my room, and the shower pressure was… well, let’s just say it’s very Italian. But you know what? When you’re staying in a building that’s probably older than most American cities, you kind of expect these quirks. The breakfast was solid – nothing fancy, but proper Italian coffee and fresh pastries, which is really all you need before heading out to explore those winding streets and underground cellars full of Vino Nobile.
If you’re the type who wants a modern hotel with all the bells and whistles, this probably isn’t your place. But if you want to wake up in the morning and feel like you actually live in Montepulciano – even if it’s just for a few days – then Residenza Fabroni nails it. It’s got that perfect balance of comfort and authenticity that’s surprisingly hard to find in Tuscany’s tourist towns.

The breakfast was served in a nearby fantastic cafeteria, see photo.
The host was very polite. The check in was smooth because of the details that were provided. The room has a beautiful view and also a very nice terrace as a common space where you can see the city. There is a parking place nearby where there are reserved some spots for the Residence. The options for breakfast were very good.
Rustic, historic charm at a great value.
