First Impressions

When I first pulled up to Poggio Olivo, I honestly wasn’t sure what to expect from this four-star property tucked away in the Tuscan countryside. The approach along Via Di Setinaiola is pretty unassuming, but then you see this beautifully restored farmhouse sitting on a hill surrounded by olive groves — and suddenly it all makes sense. The setting is absolutely stunning, with rolling hills stretching out in every direction and that golden light that makes Tuscany so famous.

Location & Setting

You know what really struck me about Acquaviva? It’s one of those places that feels completely authentic — no tourist crowds, just genuine Italian countryside life. The hotel sits in this perfect spot where you’re surrounded by nature but still close enough to explore the Val d’Orcia region. I mean, you’re about 20 minutes from Montepulciano and maybe 30 from Pienza, which is honestly ideal for day trips. The couples who stay here clearly get it — there’s something incredibly romantic about watching the sunset over those olive trees with a glass of local wine.

The Accommodations

My room had this wonderful mix of rustic charm and modern comfort that you don’t always find in converted farmhouses. The stone walls and wooden beams give you that authentic Tuscan feel, but the bathroom was completely updated and the air conditioning actually worked (trust me, that matters in summer). What I loved most was the view — every morning I’d open those shutters to see the olive groves and cypress trees that make this part of Italy so iconic. The beds are really comfortable too, which isn’t always a given in these historic properties.

Dining & Atmosphere

The breakfast situation here is actually pretty special. They serve it on this lovely terrace overlooking the valley, and everything feels so relaxed and unhurried — very Italian in the best way. The restaurant focuses on local ingredients (a lot of them grown right on the property), and honestly, eating dinner there while watching the light change over the landscape is something I won’t forget. The staff really knows their stuff about local wines too, which makes sense given how many vineyards are nearby.

Lovely place in the Tuscan countryside. Rafaelle is friendly and accommodating and his property is perfect. Comfortable little apartments and great views amidst tranquility.

The view is extraordinary beautiful! The surroundings (grape yards, olive trees, lavender growing, valleys) were the Tuscany dream. There is a children's playground in the property, so very good for families with toddlers. The beds were comfortable. The host Raffaele makes you feel the most welcomed and gives you many tips. Definitely visit the napoli style pizza place he recommends, it's divine culinary experience. The value for the money is exceptional. So many seating possibilities in the yard.

Beautiful place to stay, amazing views of the countryside and so many facilities on site, bbq, pool, nice places to sit. We really appreciated the coffee, snacks and essential cooking items in the room. Raffaele is extremely kind and works so hard to make sure you have everything you need.

The apartment was very good; comfy beds, good showers, all that was required and more to make a meal, plus a few extras on arrival provided by our host. A van comes every morning bar Sunday where you can buy lovely fresh bread and Croissants too. The scenery around the property is beautiful and very well kept. Swimming pool and facilities again lovely. The biggest plus though, was our host, who could not have done more for us. Always available to recommend and book a restaurant in Montepulciano or any of the other wonderful towns and cities within reach. For families who are keen to see Tuscany and relax in a relaxing and beautiful place, Iwould very much recommend.
