First Impressions

Walking up to Parione Uno on Via del Parione, you immediately get that “I’ve found something special” feeling. This four-star boutique hotel sits right in the heart of Florence, and I mean literally — you’re about a three-minute walk from the Duomo. The building itself has that understated Florentine elegance that doesn’t scream “tourist hotel,” which honestly makes it feel more authentic than some of the flashier places nearby.

The Perfect Location

Here’s what I love about this spot — you’re in Santa Maria Novella, which puts you right where locals actually hang out. The train station is close enough that you won’t be dragging luggage across cobblestones for ages, but you’re far enough away to avoid that chaotic tourist bubble. You know what’s really nice? You can walk to Ponte Vecchio in about eight minutes, but when you come back to your room at night, the street is actually quiet. Couples seem to absolutely love this location (they rate it 9.8, which is pretty incredible), and I can see why — it’s romantic without being touristy.

The Rooms

The rooms here are what I’d call “thoughtfully designed” rather than flashy. They’ve got this clean, modern aesthetic that works really well with the historic building’s character. What guests consistently rave about are the beds — and honestly, after spending a day walking around Florence’s cobblestone streets, you’ll appreciate how comfortable they actually are. The rooms aren’t huge (this is a historic building in central Florence, after all), but they’re well-planned with good storage and surprisingly quiet considering you’re in the city center.

Local Insights

One thing I really appreciate about staying here is how it connects you to the real Florence. There’s a fantastic local restaurant called Il Latini just around the corner that most tourists never find, and the morning market at San Lorenzo is an easy walk. The staff actually knows the neighborhood — they’ll point you toward the good gelato spots (not the tourist traps) and can tell you which churches are worth visiting when they’re less crowded. It’s that kind of local knowledge that makes a difference.

Why Guests Love It

With an 8.9 rating, this place clearly does something right, and I think it comes down to getting the fundamentals perfect. The location is unbeatable without being overwhelming, the beds are genuinely comfortable (not just hotel marketing speak), and the whole experience feels more like staying in a well-run Florentine home than a generic hotel. You’re not paying for unnecessary amenities you won’t use — you’re paying for a great night’s sleep in the perfect spot to explore one of Italy’s most beautiful cities. For couples especially, this seems to hit that sweet spot of romantic and practical that’s actually pretty hard to find.

Savvy travelers reserve a hotel in Tuscany before olive harvests fill pressing rooms with aromatic queues.

The location is near a shopping area, cafes, and within walking distance to the historical bridge. The cleanliness, the lift, the unlimited water dispenser near the reception area, and the safety were also notable.

We absolutely loved staying here. They accommodated our baby with us and provided a pack and play crib for him to sleep in. The staff was very nice and helpful. The hosts are quick to respond. Each room has its own bathroom. They also provide free coffee and water in the lobby which was great!

The location was perfect, close to all main attractions and still quiet. The hotel had everything we needed. We were able to leave our bags at the desk both before and after we had checked in /out, so that was helpful. The elevator was a bonus.

I had a lovely stay with Parione Uno. They are located close to the train station and all the sights so it was incredibly convenient. They had a convenient luggage storage system for the day of check out. When I had asked them to reserve a taxi for me because of rain, they were quick to respond to me.

The room itself was spacious, clean and had charming details - old fashioned keys, giant old wardrobe, wooden window covers. I liked that it had an updated and clean bathroom. If I ever came back to Florence I would be happy to stay with them again.
