This four-star property sits in what locals consider the sweet spot of Cortona — close enough to everything that matters, but tucked away from the tour bus crowds. The building itself has that authentic Tuscan charm without trying too hard, you know? And honestly, the fact that there’s parking right here is almost miraculous for this part of town.
The Perfect Cortona Base
What I love about this location is how it actually feels like you’re living in Cortona rather than just visiting. You’re a genuine five-minute walk from Piazza della Repubblica — I timed it — but you’re not dealing with the noise and chaos that comes with being right in the center. The Via Rinfrena area has this residential vibe where you’ll see locals heading to work in the morning and kids playing in the narrow streets. It’s the kind of spot where you can grab fresh bread from the neighborhood bakery and feel like you belong here.
Your Home Away From Home
The room I stayed in had that perfect balance of traditional Tuscan character and modern comfort. Think exposed stone walls and wooden beams, but with reliable WiFi and a bathroom that actually works properly. The windows — and this is important in Cortona — frame those rolling Tuscan hills that everyone comes here to see. You can literally wake up to that postcard view without having to trek to some viewpoint with fifty other tourists. The beds are comfortable too, which honestly isn’t always a given in these historic buildings.
The Local Experience
Here’s what makes Casa Mia special: the owners actually know Cortona. They’re not just running a business — they’ll tell you which restaurant serves the best wild boar (it’s not the obvious touristy one) and when the local market has the freshest produce. I mean, you could stay at one of those big chain places down the hill, but you’d miss out on this kind of insider knowledge. The property sits in what’s genuinely rated as Cortona’s top area, and after spending time here, I totally get why.
Why Guests Love It
The location score of 8.3 doesn’t surprise me at all — couples especially seem to fall for this place, and I can see why. There’s something romantic about having your own little corner of this medieval hilltop town, especially when you can park your car (seriously, free parking in Cortona is like finding treasure) and just walk everywhere. You’re close enough to pop into town for aperitivo, but far enough away that you can enjoy the peace and quiet that makes Tuscany so special. It’s the kind of place where you’ll find yourself planning your next visit before you’ve even checked out.

Casa mia a Cortona is an absolutely lovely, restful and cozy little house in a street that looks almost the same since the Middle Ages. Calm even if you sleep with the windows open (rare to find in narrow medieval Italian cities... this is our first and only calm stay in tuscany after 3 very noisy places in Pisa, Firenze and Siena). Still, Cortona's central mini double piazza (with its restaurants, bars, shops, grocery, bakery, the saturday morning market, tourist office and Cortona's best gelateria called Snoopy) is just a 3 minutes walk from the front door! How could an accomodation be situated better than this? We will return.
What did we love most about Casa Mia A Cortona?
The vast shower cabin with its massive white marble bench (YES!): Sit comfortably while showering under one of 3 showerheads with different types of water flow (soft jungle rain, pouring waterfall, common hand shower). That bench is the very best .... how could I have lived my (former) life without such an essential in my bathroom? Go there, try it, and you will realise: a shower with a marble bench IS AN ESSENTIAL. The ancient Romans knew better about this than we do today ...
The stairs with their massive steps that are chisselled from yellow sandstone looks especially good from the sofa on the ground floor. It is a sturdy safety dream to walk upon.
What else was the best there? So many... The view when lying on the bed looking vertically upwards into the roof, which's tiles look unequally coloured like an impressionist painting (including the illusion of the painters brush strokes, oil on canvas). There are not even two tiles with identical colour pattern: VERY romantic, VERY beautiful. Loved this more and more, the longer we stayed in Casa mia a Cortona.
The spectacular views from the two small rear windows overlooking a side valley of the Valdichiana.
In addition they suggested a nearby Restaurant, Osteria del Teatro that was really, but really, exceptional.
