I was expecting some tiny, cramped place tucked away in a residential corner of Florence β and honestly, Via Delle Panche isn’t exactly where tourists usually end up. But this little gem actually feels more like staying at your Italian aunt’s house, if your aunt happened to have impeccable taste and a 4-star budget for renovations.
The Careggi-Rifredi area is one of those neighborhoods that locals love because it’s real Florence, not museum Florence. You’ve got the tram line right there (seriously, grab a day pass β it’ll take you straight into the historic center), and there’s this fantastic little market on Via Reginaldo Giuliani where Bruna herself apparently shops for the breakfast ingredients. I mean, when your host is picking out fresh pastries from the same bakery that’s been there since 1967, you know you’re getting the authentic experience. The breakfast spread is honestly incredible β none of that sad continental stuff you get at chain hotels. We’re talking homemade cakes, local cheeses, and coffee that’ll ruin Starbucks for you forever.
What really sets this place apart is how quiet it gets at night, which is saying something for a city location. The rooms face away from the main street, so you don’t get the usual Florence soundtrack of Vespas and late-night revelers. Bruna’s thought of everything β the beds are actually comfortable (not always a given in Italian B&Bs), there’s decent Wi-Fi that doesn’t cut out every five minutes, and the bathrooms have proper water pressure. Small things, but they matter when you’ve been walking around cobblestones all day. The whole place feels fresh and updated without losing that Italian charm β you know, wooden shutters and terracotta tiles, but also modern lighting and clean lines.
Parking was way easier than I expected, which is a minor miracle in Florence. There’s street parking nearby that doesn’t require a PhD in Italian traffic law to figure out, and Bruna actually walks you through the whole system during check-in. She’s one of those hosts who genuinely cares about whether you’re comfortable β not in an overbearing way, just… helpful. Like when she mentioned that the 14 bus stops right outside and takes you to Piazzale Michelangelo for sunset views, or how she keeps a stack of maps with her favorite restaurants marked in pen.
The area comes alive during the day with actual Florentines going about their business β there’s a pharmacy, a few cafΓ©s where you can practice your Italian with locals, and this unexpectedly good trattoria called Da Mimmo about two blocks away. It’s the kind of spot where you feel like you’re experiencing Florence rather than just checking it off a list. That 9.3 rating isn’t just because the place is well-run (though it definitely is) β it’s because staying here feels like you’ve discovered something special, something that most tourists rush right past on their way to the Duomo.

What could be improved: Nothing much - the only thing I would have liked would be to refill my water bottle at the cold water dispenser (rather than the tap), but this is minor and I understand that this is probably expensive.
Shower is good size with plenty of hot water

What could be improved: Nothing to say here, except if it were closer to the tram that goes directly to the airport that would be really ideal.
It has a new/fresh feel to it.
It has plenty of headroom (I'm 1.9m tall and I've stayed in other locations where I've been hitting my head, so this is a consideration for me.
The staff were very helpful and polite.
It felt extremely clean
Breakfast was excellent.
The keys were to newer types of lock.. felt very secure.
Dislikes:
No lifts
The bed had a footboard, and as I am tall, this was a niggle.
