The address itself – Via dei Pepi 65 puts you right in the thick of Santa Croce, which honestly feels like the most authentically Florentine neighborhood once you get past the tourist crowds around the basilica. I mean, you’re literally a three-minute walk from some of the best aperitivo spots locals actually frequent, and there’s this incredible sense of stumbling into real Florence rather than just visiting it.
The building itself has that slightly worn elegance you find in proper Florentine palazzos – thick stone walls that actually keep the summer heat out (trust me, this matters in August), and these gorgeous old windows that frame the narrow street perfectly. What really impressed me though was how they’ve managed to modernize the apartments without losing that historic character. The kitchenettes are surprisingly well-equipped – not just the usual mini-fridge situation, but proper appliances where you could actually cook if you wanted to skip the tourist restaurants for a night. The bathrooms feel newly renovated, which is honestly a relief because you never know with these older buildings. There’s decent water pressure too, something I’ve learned not to take for granted in Florence.
Location-wise, you’re about a ten-minute walk to the Duomo, but here’s the thing – you’ll probably find yourself heading the other direction most evenings. Sant’Ambrogio market is right around the corner (perfect for morning coffee and pastries), and you’ve got this whole network of authentic osterie and wine bars that don’t even have English menus. The street itself can get a bit lively in the evenings since you’re so central, but it’s more the sound of Florentines heading home from dinner than party noise. Actually, I found it kind of charming – like having a front-row seat to daily life in the city. Parking is… well, it’s Florence, so forget about driving. But the location means you can walk everywhere that matters, and when you need to venture further out, there are bus stops within a couple of blocks. The 8.8 rating makes complete sense to me – it’s not trying to be a luxury hotel, but it delivers exactly what you want: a genuine Florentine experience with modern comfort and a location that makes you feel like you’re living in the city rather than just passing through.

The location was safe and walkable to most of the local attractions. Decent-sized bedrooms. Spacious living area. If you have 8-10 people this is a great way for everyone to have their private sleeping area while still sharing a common living area. The air conditioning was working properly which is important to note if you are traveling in peak summer months. The hosts were very responsive before, during and after. Check in/out was seamless.
