First Impressions

Walking up to Palazzo D’Oltrarno – Residenza D’Epoca on Borgo San Frediano, you immediately get that “I found something special” feeling. This four-star boutique property sits in what locals call the real Florence — the Oltrarno district where you’ll actually hear Italian being spoken on the streets rather than just tourist chatter. The building itself has that weathered Florentine elegance that makes you wonder about all the stories these walls could tell.

The San Frediano Neighborhood

Here’s what I love about staying in San Frediano — you’re literally a five-minute walk from the Ponte Vecchio, but you’re sleeping in a neighborhood where artisans still work in their workshops and locals grab their morning coffee at the same bars their grandparents did. The narrow streets around the hotel buzz with authentic energy, especially in the evenings when the aperitivo crowd spills out of the wine bars. You know what’s brilliant? You can walk to all the major sights, but when you come back to your room at night, you’re away from the tourist madness.

The Rooms and Interiors

The palazzo maintains that historic Florentine character without making you feel like you’re sleeping in a museum. Each space has been thoughtfully restored — think original frescoed ceilings paired with modern comforts that actually work. The rooms vary quite a bit since this is a genuine historic building, so no two are exactly alike. What struck me most was how they’ve managed to preserve the architectural details while ensuring everything feels fresh and well-maintained. The bathrooms are particularly well done, which honestly can be hit-or-miss in Florence’s older properties.

Practical Perks

One thing that sets this place apart is the private parking — and if you’ve ever tried to navigate Florence by car, you’ll understand why this is basically a miracle. The staff genuinely knows the neighborhood and can point you toward the best local spots rather than just the obvious tourist traps. I mean, they’ll tell you about the tiny gelateria around the corner that doesn’t have a line of tourists but serves some of the city’s best flavors. The property’s location score of 9.5 isn’t just marketing fluff — couples especially seem to love how romantic the area feels in the evenings.

Why Guests Love It

What makes Palazzo D’Oltrarno work so well is that balance between accessibility and authenticity. You’re staying in the heart of Florence, but in a part that still feels genuinely Florentine. The 8.7 guest rating reflects what I experienced — solid comfort, great location, and that sense of discovering something a bit special. It’s the kind of place where you’ll find yourself taking a different route back each evening just to explore another narrow street, knowing you’ve got a beautiful historic palazzo waiting for you at the end of the day.

Hotels near me in Tuscany deliver quick drives to Val d’Orcia lookouts, artisan workshops, and cypress-lined cycling routes.

The Palazzo has been around since the middle ages, and combines the ambiance of those good old days with all the modern conveniences, i.e. unbelievably high frescoed ceilings and cornices, huge double shuttered window with view, together with internet, TV, bidet. We stayed in the Junior Garden Suite. The bed was King size and higher than usual as befitting royalty, and the room was so large you could get a running start flying leap onto it. Maid service was excellent and courteous, with plenty of coffee pods for good expresso, mini bar, large bath towels, etc. daily. The location is excellent for 10-15 min walking access to the main tourist attractions just across the river so no need for taxis. Lots of local nightlife and restaurants just outside the main entrance. Our room was on the river side with a garden view so was very quiet. Thank you Giulia for all your assistance so we could have a wonderful stay in your beautiful city!

One of the best stays I’ve ever had. The property was stunning with huge rooms. The room was so beautiful, it was a pleasure to wake up to the mural on the ceiling. Hands down the best location in the area, can walk everywhere. Julia was so pleasant, and I really appreciated the recommendations for places to visit in the area, it did not fail me. I felt very safe with all of the entrances. I hope to return again some day soon.

Stunning architecture and huge room proportions! Beautiful fresco ceilings! Lovely bathrooms and equipped with everything you need! A real pleasure to spend time in such a beautiful old palazzo from the fourteenth century!! I always stay this side of the river and think I’ve found a place to come back to time and time again! The welcome and friendliness of the owners was exceptional! Thank you for looking after us so well! See you next time in Firenze!

My husband and I stayed at 6 different hotels/airbnbs during our travel through Italy and Palazzo D’Oltrarno was my ABSOLUTE favorite! We stayed in the King Room with a garden view… absolutely perfect! The room was huge and beautiful. From the painted ceilings to the romantic decor, 10/10. I would personally recommend to anyone to stay on the other side of the river! the hotel is right next to the bridge so the walk is hardly a walk a all. location is PERFECT!! staff was very welcoming and helpful too. We drove our own car and parked at Garage Lungarno. not quite close enough to walk w lots of luggage, but if you have just a carry on or small bag you definitely can. otherwise I would recommend to drop off luggage then park. Bathroom was very clean too! Really appreciative they had a safe too! 10/10, would definitely stay there again if we return back to Florence! Which i hope we do:) Some other recs for anyone curious: lunch at Four Leoni (get the lasagna & pear ravioli), dinner at Osteria Giovanni (florentine steak was incredible), do a past pass through Get Your Guide to see David, & shop! For reference, we stayed here in mid September 2024.
