The building sits right on Via Roma, which honestly is perfect if you want to feel like you’re in the heart of Arezzo without dealing with tourist chaos. I mean, you’re literally steps from the Piazza Grande where they film all those medieval movies, but the street itself has this lived-in Italian vibe that’s hard to fake.

The rooms have that residenza d’epoca thing going on – think original frescoes and period furniture that actually works instead of just looking pretty. What I loved was how they managed to keep the historical character without making you feel like you’re camping. The beds are properly comfortable, the bathrooms work (crucial detail, honestly), and there’s decent WiFi, which let’s be real, you need even when you’re trying to disconnect. The staff really knows their stuff about the city too. When I asked about avoiding crowds at the antique market, they gave me this insider timing that totally worked. Parking can be a bit of a puzzle since it’s right in the centro storico, but they’ll sort you out with directions to the nearest spots – just don’t expect to park right outside.

What really sets this place apart is the location advantage most visitors don’t realize until they’re there. You’re about a three-minute walk from those incredible Piero della Francesca frescoes in San Francesco – I actually went back twice because it was so easy to pop over. Plus, you’re close enough to the good restaurants that locals actually use (not just the tourist traps around the main piazza), but far enough from the evening noise that you can actually sleep. The breakfast setup is pretty solid too, though nothing revolutionary – just proper Italian coffee and pastries that don’t taste like they came from a package. During peak season it can get busy, but I visited in late spring and it felt just right. The 7.9 rating makes sense to me – it’s not trying to be a luxury resort, but it nails what it’s actually going for: a genuine taste of staying in a historic Italian building without the usual compromises.

    The location was excellent. so close to the train and old city. The staff at the hotel were just lovely – full of information and so helpful.

    The location was 5 min walk to train station, in the middle of the old part of town, close to fabulous restaurants. The included breakfast was a good meal with fruit, yogurt, cheese, meat, croissants, granola, cakes, a selection of interesting juices and amazing cappuccino. The staff was helpful and the accomodation was good and was traditional Italian. An elegant place to stay in the heart of Arezzo.
