You know what struck me first about Fabroniana Apartments? It’s tucked away on Via Pietro Bozzi, which is this quiet residential street that most tourists completely miss – and honestly, that’s exactly what makes it perfect. I mean, you’re literally a five-minute walk from Pistoia’s main piazza, but you’d never know it from how peaceful it is here. The building itself has that understated Italian elegance thing going on, not flashy or Instagram-perfect, just… well, it feels like you’re staying in someone’s beautifully maintained family home rather than a hotel.
The apartments themselves are spacious in that way that makes you realize how cramped most hotel rooms actually are. Mine had these gorgeous original tile floors (the kind that stay cool even in summer heat) and windows that opened onto a little courtyard where locals park their Vespas. The kitchen was actually functional – I’m talking real pots and pans, not those sad hotel kitchenettes with one bent spoon. Check-in was refreshingly straightforward too, none of that corporate lobby nonsense. The staff clearly knows the neighborhood inside and out; they pointed me toward this tiny osteria on Via del Lastrone that I never would’ve found otherwise, and it ended up being one of my best meals in Tuscany.
What really gets me about this place is how it sits in Pistoia’s rhythm. Most people rush through this town on their way to Florence or Lucca – their loss, honestly. But staying here, you start to notice things like how the morning light hits the medieval towers differently, or how the locals gather for aperitivo at that little bar near Piazza San Lorenzo. The 9.6 rating isn’t just because everything works (though it does – good water pressure, reliable wifi, that sort of thing). It’s because you feel like you’re actually living in Pistoia for a few days, not just passing through. Plus, and this might sound weird, but the sound of church bells in the morning from your window? It’s not touristy-charming, it’s just… part of the daily soundtrack here. If you’re the type who needs to be right in the thick of tourist central, this might feel too residential. But if you want to wake up, grab a coffee from the bar downstairs, and feel like you’ve discovered something most visitors miss entirely – well, Via Pietro Bozzi is where you want to be.

We are absolutely thrilled with our stay at the apartment! The terrace is a real delight, it's calm, the view is breathtaking, the scent of the blinds in may is amazing. The host was wonderful and have is great recommendations. The parking lot is very close and free indeed. We want to come back.

The place is really nice and comfortable, but what I really liked is that it has a parking place in a garage 30 meters away, rare find.

Everything was great: the flat was very clean and comfortable, the host is kind and responsive. The flat is very close to the town, we could easily walk in. We travelled by car, and the flat has a private parking slot in a garage about 400 m distance.

The location was perfect for those who travel with a family and want to visit the main cultural attractions of North-Tuscany. Friendly and very responsive host. All cities (Pisa, Lucca, Livorno, Firenze, Sienna), the mountains and beach (Viareggio) or lakes (Bilancino) were within 30-60 minutes of driving time. The apartment was spotlessly clean, had an amazing terrace-perfect for tranquil breakfast or dinner, loungers also present for those who like to read and relax. Big fridge present (handy for our family of 5), and the dishwasher and washing machine were handy too to keep the holiday feeling. Quiet in the building and on the terrace, overlooking a wild secret garden. Good linen set and beds. Necessary amenities in bathroom and kitchen are present (soap, cloths, cleaning gear…) The parking spot was large enough for our family van (long and high dimensions), and in a secured place of the city. Restaurants and city center at 5'walking distance. Big supermarket 10'walk. Nice local market 2*/week, just in front of the building, adding to local vibe, and very fun for the kids.
What could be improved: The elevator in the building was defect. Apartment is on the first floor, so expect to be able to take some stairs. Would not recommend it to people that have issues walking stairs (elderly people). However, this was not a problem for us, the staircase is actually very wide and charming, part of the nice atmosphere of the historic building. The hosts were lovely. Met us on the street and showed us to the apartment. Lovely welcome touch with the fresh fruit and bottle of wine. The apartment was spotless and spacious. Would definitely recommend.
