You know what struck me first about Cascina Canova? It’s actually tucked away on Via Matteotti in this sleepy part of San Giuliano Terme that most tourists completely miss – and honestly, that’s part of its charm. I mean, you’re close enough to Pisa that you can bike there (the hotel lends them out, which is pretty sweet), but far enough from the tourist madness that you can actually hear birds in the morning instead of tour groups. The building itself has this understated elegance thing going on – it’s not trying too hard to be a luxury place, but everything just feels… right, you know? The parking situation is actually decent, which anyone who’s driven around Tuscany will tell you is basically a miracle.

What really gets me about this place is how they’ve nailed that balance between feeling authentically Italian without being kitschy about it. The staff – and I swear this isn’t just me being nice – actually seem to enjoy working there, which makes such a difference when you’re asking about where to grab the best aperitivo nearby (there’s this little spot about ten minutes’ walk down toward the thermal baths that locals hit up around 7 PM). The rooms have this lived-in comfort that’s hard to fake, with proper shutters that actually block out light and beds that don’t feel like they came from a catalog. I stayed there in late spring when the wisteria was going crazy on the building next door, and honestly, waking up to that smell drifting through the window was worth the trip alone. The thermal springs area is walkable if you’re into that sort of thing – San Giuliano’s been doing the spa thing since Roman times, so they’ve had some practice.

Here’s the thing that’ll probably matter most to you: this isn’t a place that’s trying to be everything to everyone, and that’s exactly why it works. It’s got that 8.6 rating because it does the basics really, really well without any fuss. The breakfast spread is solid local stuff – proper prosciutto, cheese that actually tastes like something, coffee that doesn’t make you wince. If you’re the type who needs a concierge in a suit or a pool with Instagram-worthy views, maybe look elsewhere. But if you want a genuine base for exploring this part of Tuscany – and I mean really exploring, not just hitting the obvious spots – then you’ve found your place. The train to Florence is about 20 minutes if you catch it from the San Giuliano station, and honestly, coming back to this quiet corner after a day of crowds feels like the best kind of secret.

  Very cute property, scenic location, with comfortable and spacious rooms
  
  What could be improved: We weren’t aware when booking that we would have to check in/out at a different location. We didn’t have a car which meant we had to call another taxi which ended up being quite expensive. We also opted to add on the breakfast – it was the same price as what people staying at the location with the kitchen paid but was far simpler and in my mind not good value for money.

  The appartment is surrounded by nature, it has a nice view, located in a peaceful village. you can park your car right in front of the house. it has a free to use coffee machine.

  We spent here only one night, but our stay was really good. We had family room, which was huge, cosy and comfy. In the morning we enjoyed beautiful view at the sunflowers' field.

  The staff were extremely helpful and friendly ! Beautiful and comfortable accommodations with a very large soaker tub. We had a lovely breakfast each morning. The sunset views are spectacular!

  Wonderful stylish B&B on amazing site.and garden in the Tuscan landscape. Nice spacious rooms, with amazing bathroom with large bath and common living.room.and terraces.

  Location is beautiful, but also a bit remote; nearby Village has minimal facilities.
