I was honestly a bit skeptical when I first walked up to Appartamenti Tinacci on Via Niccolò Cannicci – I mean, San Gimignano gets so touristy, and I’d been burned before by places that look great online but feel soulless in person. But stepping into this place, there’s something immediately different about it. The building itself has this weathered Tuscan charm that doesn’t feel forced or Instagram-ready, just… authentic. You’re right in the heart of things without being on one of those main drags where tour groups thunder past your windows at 7 AM.
The apartments themselves are what really sold me, though. They’ve got this perfect balance – old stone walls and beamed ceilings that remind you you’re in a medieval hill town, but actually functional kitchens and bathrooms that don’t make you feel like you’re roughing it. I stayed in one of the upper units, and honestly, the view toward the countryside made me understand why people lose their minds over Tuscany. The woman who runs the place (I think she’s part of the Tinacci family) was incredibly helpful without being hovering – she gave me this whole rundown of which local shops close for riposo and where to get the best cinghiale ragu. Small touches like that make such a difference when you’re trying to live like a local for a few days.
What I really appreciated was how quiet it gets at night. San Gimignano empties out once the day-trippers head back to their buses, and you get this magical sense of having the place to yourself. The street noise is minimal – mostly just the occasional Vespa puttering by or locals chatting as they walk to dinner. Parking can be a bit tricky (it’s Italy, after all), but they actually help you figure out the whole ZTL situation and where you can leave your car without getting a ticket. The 9.5 rating makes total sense to me – this isn’t some flashy resort experience, but if you want to feel like you’re actually staying in San Gimignano rather than just visiting it, this is exactly the kind of place you want. Plus, you’re literally a two-minute walk from some of the best gelato in town, which… I mean, priorities, right?

The apartment is equipped with two air conditioning units, which kept the space pleasantly cool even during scorching heat. There are two smart TVs, both with internet access—although no German channels, both have Internet access so streaming services can be used as far as no geo-lock is engaged by the provider.
The beds were very comfortable, and combined with the heavenly quiet, we enjoyed truly restful nights. In the bathroom, there’s a convenient washer-dryer combo. The kitchen had everything one could need, including a dishwasher, microwave, gas stove, and oven.
All in all, a perfect base for a two-week holiday in San Gimignano and surronding —relaxing, well-appointed, and ideally located. We would happily return!
What could be improved: One small suggestion for future guests' comfort but really just a nit: It would be lovely to have a small sofa instead of the individual armchairs, to make the living area even cozier.
