Appartamenti Tinacci
San Gimignano, ItalyFirst Impressions
Walking up Via Niccolò Cannicci to find Appartamenti Tinacci, you immediately understand why this spot gets such rave reviews from guests. The medieval stone buildings here feel authentically San Gimignano — none of that touristy polish you sometimes get closer to the main squares. I mean, you’re still right in the heart of everything, but there’s this quieter, more residential feel that honestly makes you feel like you’re living in the city rather than just visiting it.
Location & Getting Around
The location really is something special, and those 9.7 scores aren’t just numbers on a page. You can walk to the famous towers in about three minutes, but when you want to escape the day-tripper crowds, you just duck back to your apartment. The street itself is one of those narrow medieval lanes that makes San Gimignano so atmospheric — you know, the kind where you hear your footsteps echoing off ancient stones. What I particularly appreciated was how easy it was to find good restaurants nearby that weren’t obvious tourist traps, plus there’s actually decent parking options in the area if you’re driving through Tuscany.
The Apartments
These aren’t hotel rooms — they’re proper apartments, which changes the whole dynamic of your stay. You get real kitchens (not just mini-fridges), separate living areas, and that sense of space you really crave after a day of sightseeing. The interiors blend modern comfort with those thick stone walls and traditional Tuscan elements you’d hope for. Honestly, the setup works perfectly whether you’re a couple wanting a romantic base or a small family needing room to spread out. The apartments feel genuinely lived-in rather than sterile, if that makes sense.
The San Gimignano Experience
Staying at Appartamenti Tinacci puts you in the perfect position to experience San Gimignano properly — early morning walks before the tour buses arrive, evening aperitivos when the light hits those medieval towers just right. You’re close enough to everything that matters but far enough from the main tourist drag that you actually get some peace. The neighborhood has this authentic Tuscan rhythm where you’ll see locals going about their daily business, not just endless streams of visitors taking photos.
Why Guests Love It
That 9.5 rating really reflects what you get here — it’s the combination of an unbeatable location with the comfort and space of having your own apartment. Couples especially seem to love it (and I can see why), but honestly, anyone who wants to feel connected to San Gimignano rather than just passing through will appreciate this setup. You’re getting authentic Tuscan living in one of Italy’s most beautiful medieval towns, and you can actually cook with local ingredients from the market or just enjoy having space to relax properly after long days exploring the region.

Guest Reviews
The apartment is equipped with two air conditioning units, which kept the space pleasantly cool even during scorching heat. There are two smart TVs, both with internet access—although no German channels, both have Internet access so streaming services can be used as far as no geo-lock is engaged by the provider.
The beds were very comfortable, and combined with the heavenly quiet, we enjoyed truly restful nights. In the bathroom, there’s a convenient washer-dryer combo. The kitchen had everything one could need, including a dishwasher, microwave, gas stove, and oven.
All in all, a perfect base for a two-week holiday in San Gimignano and surronding —relaxing, well-appointed, and ideally located. We would happily return!
What could be improved: One small suggestion for future guests' comfort but really just a nit: It would be lovely to have a small sofa instead of the individual armchairs, to make the living area even cozier.
